I would like the idea of this project but I do have concerns about transport link. This project will have greater support/less pushback if the light rail is extended towards this area with a stop next to the Pacific Square Mall.
I believe making this project as part of the extension of L3 route would make this significantly more appealing.

I am a resident directly impacted by the development of 138 Maroubra Rd Maroubra. My unit faces directly west and would look directly onto the property.
Please find in the attachments my detailed reasonings for objection to this project.
I have also attached an independent analysis from Corona Projects, who were requested to provide insights to the project of 138 Maroubra Rd, by the Owners Committee at 140 Maroubra Rd, based on their previous submission through council.
Whilst I recognise some details may vary in the current submission, it is important to understand the position of the LGA Council and concerns raised by experts and residents who are directly impacted, based on the previous iteration and to ensure that the original concerns of stakeholders are not dismissed by this project.
Understanding there is a need for affordable housing, the whole process is clearly skewed in favour of the developers, and I doubt that any apartment in 138 Maroubra Rd, will actually be “affordable”. Between the developer’s dodgy past behaviour with political donations and Council’s concerns with the scope and height of the proposal, I would presume an IPC referral would be a given.

I am a resident of 140 Maroubra Rd Maroubra NSW 2035. I am writing to object and express my continued serious concerns regarding the proposed development at 138 Maroubra Rd Maroubra, submitted by Lindsay Bennelong Developments. I have expressed my concerns earlier as have my neighbours through the Randwick Council development application process for the same development proposal. The concerns raised earlier have not been addressed with this current proposal.
I would like to raise the following concerns and objections to this proposed development -
- Under no circumstance should the scale of this development in a narrow land space in an already congested area at Maroubra Junction be allowed as it will be detrimental for residents living in this area and the community including community of Pacific Square residents, Pacific Square shopping Centre and clients of Maroubra Junction shops and services. The proposed development of 10 levels ( 9 storey plus rooftop garden) will have significant adverse impact on neighbouring apartments including numerous apartments will have their current outlook/views completely obstructed, significant loss of privacy, loss of sunlight, overshadowing, resulting in a loss of quality of living and property value for numerous residents in the existing Pacific Square buildings including 140 Maroubra Rd Maroubra.
The negative impact on the Child Care Centre has been raised repeatedly.
I note that this concern regarding the scale of this proposed development including the height of the development has been raised by both local and state authorities. This proposal exceeds and fails to meet the Randwick Development Control Plan (DCP).
- this proposed development is next to the Pacific Square shopping Centre in the Maroubra Junction area with significant traffic congestion, major thoroughfare including Maroubra Road, an increasing lack of parking space and heavy vehicles accessing the loading docks for supplies to Pacific Square Shopping Centre, competing in the same area with parking access for residents and shoppers at Pacific Square Shopping Centre. The proposed development will significantly add to this congestion and increased risk of safety for residents, shoppers, visitors to Maroubra Junction restaurants, shops, etc and clients of services such as medical centres, banks, Police station which adjoins this development.
Whilst affordable housing is much needed, this important fact should not be used to undermine all aspects of sound planning, local government planning regulations and infrastructure capacity of an already congested area. This proposed development will result in significant negative impact on local residents, community of Maroubra Junction increasing safety risks and a detrimental impact on the local community.
