I am a resident of Castlecrag and write to formally object to the Development Application (DA) for the construction of two 10-storey apartment buildings at the main entry/gateway of the Castlecrag suburb. This submission is made in the public interest and in accordance with the community's right to participate in the planning process under the Environmental Planning and Assessment Act 1979 (NSW).
Castlecrag is one of Sydney's most historically significant and environmentally sensitive suburbs — a place of unique cultural heritage, strong community identity, and irreplaceable natural beauty. The proposed development is fundamentally incompatible with the character, heritage, and planning framework of this suburb and should be refused.
Of particular and urgent concern is the serious traffic impact this proposal would generate at the main entry of Castlecrag. The suburb is accessed via a limited number of narrow, winding roads that already experience significant congestion during peak hours. The introduction of two large-scale residential towers at this precise pinch-point — the gateway to the suburb — would dramatically increase vehicle movements at the most traffic-sensitive location in Castlecrag. This would create dangerous conditions for pedestrians, cyclists, and drivers alike, and would impose an unacceptable burden on a road network that has no capacity to absorb the additional demand. The traffic impacts alone are sufficient grounds to refuse this application.

I object to the significant, and badly considered size of this development in a location that does not have adequate transport or infrastructure in the area. In addition the proposed height and substantial 150 apartment development would dwarf every building nearby and in no way aligns with the surrounding areas. In seems a poorly planned development with significant long term challenges if goes ahead.

The only public transport option is bus (currently only one, already busy, main bus stop on eastern valley way). I commute to the city via bus and have kids who catch public transport to school via bus down eastern valley way and we have had major challenges. This includes limited bus services, full bus services and cancelled buses, causing major disruption and increased car traffic when people cannot rely on buses. A large number of complaints and requests to fix this have been recorded by TNSW by all commuters with acknowledgements of the problems they have by Transport NSW.

Having said that, I agree we need more housing. There are many well-located spots closer to transport (also close to me as I'm not against the right development locations). We also need affordable housing. I therefore agree with the decision to build apartments in this castlecrag block - just at a smaller scale of 6 stories that accounts for the public transport, infrastructure and building development nearby. I would also like to see a higher % of affordable housing for teachers, nurses, emergency workers and other eligible renters / owners.

We request that the existing development consent (DA 2024/13)(5-3 storeys) is implemented. We request that the SSD- 90134958 /13 storey proposal for two high-rise towers in Castlecrag is refused, in order to prevent serious harmful impacts for Castlecrag and its surrounding area in the future.

This project will totally overwhelm the local suburb. This is a small suburb. Local shops. Not for a development of this size. Eastern Valley Way is already too busy. There are no metro or train stations close by and already you can’t get on a bus in the mornings.

Castlecrag is known for its historical Walter-Burley Griffin homes and landscapes that emphasised preserving the beautiful bushland through beautiful stonework and maintaining the natural contours of the land. I object the proposed development of a ridiculously high 13-storey apartment block with only minimal retail space for the already well-populated suburb. It will look quite ugly and industrial poking out from a historic suburb of such natural beauty. The surrounding suburbs of Willoughby, Northbridge and Middle Cove have rightfully maintained their beautiful landscapes by avoiding such projects. Castlecrag should do the same.

An apartment building of 6-8 storeys would be more appropriate as it will allow an increase in housing availability whilst also fitting well within the beautiful landscapes of Castlecrag.

We provide our support for the proposed development at 100 Edinburgh Rd, Castlecrag NSW.
The site is well located within highly sought after Lower North Shore suburb, where housing demand remains strong and supply is limited. The proposal aligns with broader planning objectives to increase housing supply through well-considered infill development.
In our view, the proposal is appropriately scaled, well positioned and supported by solid market fundamentals.

As cities continue to grow, it is important that new housing is delivered in locations that are practical, well-connected, and capable of supporting additional residents. The proposal responds to this need by providing additional housing within an existing urban area that already benefits from access to transport, services, and community infrastructure.
Directing growth toward established neighbourhoods helps create more efficient and liveable communities by reducing pressure on undeveloped land at the urban fringe. It also supports a more balanced pattern of development, where residents can live closer to employment opportunities, amenities, and public transport, contributing to a more sustainable and accessible city overall.

This project does not fit in with castlecrag and the transport infrastructure is not sufficient for something of that size. I drive to take my son to preschool next door to there and that intersection is already so busy and chaotic to get out of. That project is designed for the wrong location and will completely ruin the area!

1. We already have an existing approved development (DA-2024/13)for a lower scale, mixed use project of up to 5 storeys that fits the site and respects the local environment. The proposed development is significantly taller and out of proportion to the rest of the local community at up to 14 storeys, which will overwhelm the area and destroy the unique character of Castlecrag, not to mention cause more traffic on an already busy one lane road into Eastern Valley Way (EVW). 3. Castlecrag is NOT identified as a housing growth area in state or local planning strategies - especially as it is not anywhere within 800m from a major train station (e.g. Chatswood). 3. I object to the developer's claim that there are regular buses along EVW - there are limited bus services along EVW outside of peak hours; and it is not near a major train station like Chatswood or Crows Nest. 4. Reiterate that the site is not within a transport oriented development zone (TOD) and has limited public transport access. 5. The proposal in its new larger scale and design are inconsistent with established planning and design policies and risk setting a short sighted and harmful precedent for high rise buildings in low rise suburban areas. 6. Most importantly, increased traffic and congestion could restrict access for local residents and emergency services. 7. This project does not evidence addressing housing affordability as it proposes high value $$ apartments.
