My Objection to amendment to SSDA 81890707 at 10,
14, 14A Stanhope Road Killara
My Objections are as follows
I object to this development on a number of obvious grounds.
I object to the developments excessive height.
This development proposal is located within the Springdale Heritage Conservation Area.
The Springdale Heritage Conservation Area forms a unique valley within the Suburb of Killara benefitting from tall blue gum trees, incredible native bird life, sizable residential blocks, many Heritage listed homes. This valley is not polluted by any high rise buildings.
This valley was the vision of Killara’s founding father J G Edwards who subdived much of the Valley in the early 1900’s and who named the suburb and railway station “Killara”. The valley is untouched by high rise development and forms culturally one of the most unique residential areas on the North Shore of Sydney.
The Ku-ring-gai Council in their wisdom have focused on encouraging high rise development in the area West of Werona Avenue in Killara which is an appropriate planning approach in my view as it protects this valleys uniqueness.
This development is the most inappropriate planning proposal as will destroy the visual appeal of the whole valley that makes up the Springdale Heritage Conservation area as it is located on the top of the ridge line of this valley.
The development will tower over adjoining homes and due to its excessive height will visually pollute the whole valley that makes up the Springdale Heritage Conservation Area.
It will create planning blight of the worst nature in an area that deserves the utmost protection.
The development is not in the public interest and does not reflect the community values and shared spirit of community, enjoying well designed homes amongst a unique biodiverse environment.
I object to the generation of excessive street parking this development will generate in a residential area made up of residential homes.
Having lived in St Ives prior to moving to Killara it is very clear that high rise development generates excessive street parking. A development of this scale in this area made up residential homes will destroy the visual ambience of this street and the immediate area.
I object to the generation of excessive traffic in a residential area made up of residential homes.
The development will generate excessive traffic in an area already experiencing stress at peak times.
I object to the detrimental impact that a 10 level apartment building will have on the heritage listed house at 12 Stanhope Rd
I object to the generation of increased Storm Water issues the Springdale Heritage Conservation Area Valley will experience from the excessive hard area created by this development. The valleys existing storm water provision won't cope.
The storm water in this Valley is already overloaded in peak storm conditions. Creating additional excessive hard areas in the development with excessive site coverage that drains into the Springdale Heritage Conservation Valley will cause serious additional load to this valley in peak storm conditions.
I strongly oppose the demolition of 3 existing residential dwellings to construct a multi storey block, of residential apartments next to a Heritage listed home which will blight this Heritage Listing.
This development should not be approved as is totally inappropriate to this area. It is bad planning at its worst and will planning blight the entire Springdale Heritage Conservation area valley.

I wish to object to this development as per my previous submission and now also following the proposed amendment.
In summary - we have lived at 6A Stanhope Rd. for over 27 years and I also grew up in this property when my parents purchased it in 1960. It has therefore been in our family for 65 years with 2 generations growing up in this house. It was purchased for its peacefulness, and location, surrounded by other character properties including some heritage houses and many beautiful trees. To see the proposed changes to the street and these 3 blocks, adjoining our property, is absolutely devastating to me and my family. Ku-ring-gai has always been known for it’s trees and beautiful homes - to imagine a development of this size right next door to us is unimaginable!
Looking at the amendments, the same issues remain. Removing one floor, adjusting ceiling heights, adding car spaces etc. do very little to reassure us! The height is still excessive, still creates overshadowing and loss of privacy! The proposed development is totally out of character for this street and protecting Stanhope Rd frontage height only slightly helps the road appearance and does nothing for the houses at the back of the blocks most impacted by this huge development! Stanhope Rd. already is a very busy road as cars come streaming off the highway all times of the day. A development of this size cannot help the situation with many more added cars coming and going.
I understand that extra housing is needed around transport hubs and believe that the extra apartment blocks should be closer to the commercial areas with train stations and be higher in those areas. We are aware of other developments being proposed, some of which are in these commercial areas and possibly more acceptable. This Stanhope Rd. development is not one of them and it upsets me and my family enormously!

I object to amendment SSDA81890707 for the following reasons:
1. Number and height of units does not fit in with heritage nature of the street and surrounding area
2. Combined with nearby Dalcross development a huge negative impact on nature especially bird life
3. Would have a severe impact on traffic congestion at Weron Avenue / Lindfield Ave traffic lights. Access to pacific Highway from Stanhope Road already difficult and with number of units would be a nightmare.
4. Huge impact on street parking in Stanhope and Springdale roads

I have already objected to the original SSD application and the minor changes now proposed do nothing to alter my strong objection to the project.
* It is an attempt to use the Affordable Housing provisions to grossly over-develop the site. In reality "affordable housing" in similar apartments in Killara is a complete fantasy and is simply used by developers to gain maximum profit at the expense of the community and the environment.
* The slightly adjusted building heights remain excessive and would significantly impact the immediate neighbours as well as surrounding area
* The traffic impact remains excessive and is a major concern
* The further increase in site coverage makes the stormwater runoff a bigger issue
* Concern remains about retention of the Leylandii trees screening the residents of 10 Marion Street

I am writing as a long-time Ku-ring-gai resident, whose family has lived in Killara & surrounds for more than 60 years. My grandparents live here, my parents live here, and now my family lives here.
I want to put forward my support for the proposed residential flat building project, including the infill affordable housing, on Stanhope Road.
Over the past decade I have seen how difficult it has become for ordinary people to find a home in this area. Young families, older residents who want to downsize, and people who work locally are all finding it harder to stay here. This project offers one of the few practical opportunities to add new homes in a location that genuinely suits this scale of development. It is close to the train station, schools and existing infrastructure, which means new residents can get around easily without adding unnecessary pressure on roads and services.
I also support the inclusion of affordable housing. Ku-ring-gai has very few options for people who are not in the high-income bracket, and providing a small number of affordable homes helps create a more balanced mix of residents. It does not change the character of the area. It simply gives more people the chance to be part of the community.
The type of development proposed here is the right approach for this part of Killara. It is infill development, which means it uses land that is already developed and already connected to transport and services. It does not push into bushland or expand the suburb outward. If we want to avoid future urban sprawl and the environmental impact that comes with it, we need to support projects that make better use of the land we already have.
I appreciate that new development can raise concerns. I also believe we need to look ahead. If we want our children to have any real chance of living in the area where they grew up, we need to support sensible and well-located housing. Adding dwellings in areas that already have strong public transport access is consistent with transport-oriented development principles and helps reduce reliance on private vehicles. This site meets that test.
For these reasons I support SSD-81890707 and ask that it be approved.
