1. We object to the scale and size of the project
2. The previous owner engaged with the community and the community egaged back with the owner and with Council based around a three story premises, the community became emotionally involved and this should be considered in assessing the proposal with the new owners and to do otherwise in my opinion is unfair.
3. Why should a new owner ignore the history of the site, the suburb and the development guidelines to try to maximise their build / profits knowing it will impact the ambiance of the suburb.
4. The only benefit we can see that the developers could argue in seeking support is that they are proving say 50 more untis than otherwise possible under current guildlines, then we would counter this by arguing there are just so many more appropriate sites where there is both a higher demand and appropriate zoning.
5. Most of our community values the relationship with community, architecture and nature, we feel strongly this project is not appropriate and we know it will negatively affect our valuers and for this reason we cannot support. This is the gateway to our suburb which in many ways makes the visual impact so much worse. This is not a case of "not in our backyard" it is a case of it is just not appropriate.

I object to this project in the strongest possible terms for the reasons as outlined below. The project is grossly oversized based on local centre requirements and is not within a designated area to allow for such height.
The site is nowhere near any rail or metro line and bus services are not adequate to provide sufficient public transport requirements for such a large development
There is essentially only one exit road from Castlecrag and the traffic build up is already a problem at pet times. This development will create havoc for cars to exit the suburb since no public transport hub is available.
The site was originally a 3-5 storey plan and the current 2 towers of 11 stories greatly exceeds the site requirements with inadequate set back from the boundary.
There is inadequate parking provided for the size of the project which will cause further problems in surrounding streets.
The project will not assist the housing shortage as the cost of the apartments will far exceed the affordability to most first home buyers.
Community consultation has been very poor from the developer and largely ignores community input
The loss of a community hub is not addressed by this proposal and in fact most community facilities have been removed
Overall the proposal is totally out of keeping with the village atmosphere as originally designed by the Griffins and such a height of construction for the 2 towers destroys the character of a suburb that has been preserved for the last 90 years or so.

This development is now on a larger scale than what the heritage of the area can accomodate and I foresee congestion and overcrowding as being of major concern for the only entry and exit point into Castlecrag from Eastern Valley Way. This huge scale development defies everything that is wonderful about Castlecrag and its charm

I would like to express my support for the architectural approach of the Castlecrag village proposal. The design avoids a monolithic appearance through the use of building separation and varied setbacks, helping to reduce the perceived bulk and scale.

I am particularly encouraged by the strong emphasis on landscape architecture. The inclusion of cascading planters and rooftop gardens reflects biophilic design principles and contributes to mitigating the urban heat island effect. By retaining significant trees and adopting an earthy material palette, the proposal responds sensitively to the surrounding landscape while still delivering a contemporary and functional building.

The redevelopment of 100 Edinburgh Road offers a sensible response to Sydney's housing shortfall on a site already serving as the local centre. It delivers meaningful new supply, including affordable homes, and broadens a housing mix that currently leaves downsizers, families and key workers with few options to stay in Castlecrag. Concentrating density on the existing commercial footprint protects the surrounding heritage and bushland fabric and replaces a centre that has been in clear decline with a renewed village heart the community has long called for.

I object to this project
1. It will stick out like a sore thumb as it is on top of a ridge and surrounded by dwellings and shops which are much lower.
2. It is at the gateway of the Griffin Conservation Area, named after Walter Burley Griffin who was a world renowned architect. Griffin designed Castlecrag and houses were built to be in harmony with the natural environment. This project is the antithesis of Griffin’s philosophy.
3. The development is much too high and will rob neighbours to its South of their sunlight. This should not be permitted, sunlight is a precious resource which every home needs for comfortable living.
4. The notion that units will be affordable to essential workers is nonsense. The going rental rates in the area are so high that even with a 30% discount essential workers on low incomes will not be able to afford to rent them.
5. There is an already approved DA which the community supported, is much more modest and in keeping with the area. That is what the developer should build.

I support this project and believe it will be a positive addition to the local area.

From my perspective, the development represents an opportunity to make better use of a well-located site by providing a mix of uses that can benefit the broader community. Thoughtfully designed mixed-use developments like this can help create more active, connected, and livable neighbourhoods, while also contributing to housing supply and local economic activity.

I understand that change can raise concerns, but I believe projects of this nature, when properly planned and assessed, play an important role in supporting Sydney’s growth in a sustainable way. In particular, delivering new housing and activating underutilised land is important for the long-term future of the area.

Overall, I am supportive of the proposal and encourage its progression through the approval process.
