Whilst I support the need for seniors living I object to this project on the following grounds:
The building height exceeds the recommended limit.
The increased height of the building will encourage height level restrictions to be raised.
The loss of a Moreton Bay Fig is an extraordinary setback for the community and wildlife. The tree canopy in Cammeray has been decimated in the past years and needs to stop.

I wish to express my concern regarding the significant impact the proposed building development will have on the amenity of our property and the surrounding community.
Firstly, the construction will adversely affect our garden outlook, obstructing what is currently an unimpeded view, and will substantially reduce natural sunlight to our property.
I am also concerned about the acoustic impact of the development. My partner conducts professional work from home, and the anticipated industrial noise associated with construction activities over what may be an extended period of several months would create an unreasonable disruption to their working environment.
Furthermore, I wish to raise serious concerns regarding traffic and pedestrian safety. The substantial increase in heavy vehicle movements along local roads poses a considerable risk to the safety of the broader community, particularly given the proximity of several schools in the area. The volume of construction traffic has the potential to create hazardous conditions for students travelling to and from school each day.
I respectfully request that these matters be taken into careful consideration prior to any approval being granted.

I wish to object strongly to the proposed Cammeray Seniors Living development at 19-23 Rosalind Street, Cammeray.
My reasons for this objection are as follows.
1. the project purports to be a seniors living development. However this development does not genuinely align with a seniors housing facility. The proposal is mostly 3 and 4 bedroom luxury apartments, with high-end amenities and finishes. There are 2 residential care beds, actually located underground, simply to meet the criteria for seniors living, without any genuine provision of a seniors living facility overall. This is a profound misuse of the seniors housing planning pathway.
2. The proposal significantly exceeds local planning controls. For example, height is exceeded by more than 50% of the current permissible limit. New buildings would be up to 18.4 metres in height. The current buildings on the site are approximately 8 metres. There will be major overshadowing and privacy impacts on the surrounding residences, with 6-8 storey towers in what is currently a low-rise residential area.
The planned setbacks significantly exceed planning controls, and also increase the negative impacts on surrounding homes.
3. This development will result in fewer people able to be housed, rather than meeting the government's goal of increasing housing supply. The existing one-bedroom apartments will be replaced with larger, more expensive dwellings. Again, this is not genuine seniors living by any rational measure.
4. Additional high-end features have been included in the specifications simply to artificially push the budget over the threshold of a State Significant Development, in order to bypass Council and local oversight. Rosalind Street is a quiet residential street. It is not a designated TOD or high density area.
5. Finally, the proposal does not sit at all sympathetically with the surrounding Federation style cottages. This development is completely out of character with this part of Cammeray.
For these reasons, I submit that this development proposal should be rejected.

I live in the street where this proposed development is planned. My house is less than 50 meters from the proposed development site.
I oppose it on the below reasons.
The Local Height Limits. This currently exceeds all previous limits. Why does it have to be so high and wide.
Increased Traffic and Parking Congestion. It is difficult already for street parking.
Safety for school children. This is a popular street for ANZAC primary school students and to have a development of this size in the street does concern me with so much foot traffic on school days. Safety of children should be paramount.
Loss of greenery and trees. Environmental impacts.
Noise (especially basement ramp or plant) This is a quiet residential street. Loss of privacy and sunlight.
I am not opposed to housing development, but I oppose the share size of this development. The height needs to be reduced. The size of the proposed development will ruin the residential feel of the street and as mentioned the size of the development so close to a public primary school is very concerning.
