I do not support the propsal in its's current form for the following reasons:
- the affordable housing which currently comprises the whole site will be replaced with expensive luxury units, totally out of the reach of anyone other than wealthy over 55s.
. the proosal will result in a loss of DEMOGRAPHIC DIVERSITY with the concentration of residents in the over 55 bracket.
- the height of the proposal at 18m is significantly higher than the current height of 8m and exceeds NSC height guidlines
- the proposal is totally out of scale and out of chararacter with the predominantly one to two storey Federation period streetscape.
- the current park like setting including a significant fig tree will bereplaced with built area and hard surfaces.
- the side boundary setbacks do not comply with NSC guidleines and will result in loss of privacy and greater overshadowing of neighbouring properties.
