This project will be a significant disruption to the local area, and the proposed nature of the build is significantly out of character with the neighbourhood and suburb.

The construction will have a significant negative impact on the surrounding area, and heavy vehicle movements will generate significant risk to pedestrians which will be challenging for the construction company to mitigate. The proposed 3 level basement drilling and construction will generate a significant amount of noise, vibration and pollution and have a profound negative impact on residents. Rosalind Street is a quiet residential area, and the only way to get on to Miller Street is a left turn stop sign across a pedestrian crossing. Large vehicles will block this and cause considerable traffic disruption.

The building height of up to 6 levels is much higher than anything else in the area, and will have a detrimental effect on neighbouring properties in terms of loss of light and privacy.

This development is being promoted as senior living including care for residents. A cinema and wine room are not that. While more seniors living is needed in Sydney, this proposed development is not it.

Even after construction is complete there will be a significant increase in vehicle movents on a residential street. If underground parking is residents only, staff and visitors will be required to park on the street, which has very limited parking currently.

Objection to SSD‑96505456 – Cammeray Seniors Living.

I am a resident of a strata townhouse adjoining the southern boundary of the site in question. The department is welcome to meet with me to further discuss my thoughts and visit my residence to understand the physical and personal lifestyle aspects informing my feedback.

The proposed development will:
• Reduce my privacy from near total to nil, due to the introduction of 6 stories of living rooms, bedrooms and balconies in the new development oriented to look south, directly into my living room and primary bedroom.
• Reduce my solar access by many hours each day for many months of the year.
• Block the view of sky from within my primary living space.
• Potentially vent from waste areas and plant rooms directly into my private open space, primary living space and primary bedroom.

The proposed development will have the wider neighbourhood impacts of:
• Reducing urban tree canopy
• Replacing housing stock accessible to many and required the most for population growth with fewer, exclusive dwellings & amenities required for a smaller portion of the population.


The proposed development should only be permitted with design changes made and re-exhibited:

• Change a combination of size, shape and footprint of the building to reduce overshadowing of southern neighbours from months of the year to at most several hours per year.
- Include a complete, not partial, assessment of the overshadowing impacts to the south

• Facilitate privacy for southern neighbours by adjusting the southern edge of the development, in keeping with ADG guidance, being a combination of:
- Increasing the setback from the southern boundary
- Reorientating all the living rooms to face east and west instead of south
- Altering windows on the southern wall to be opaque or above head height
- Affixing privacy screening to all south facing windows to prevent occupants having direct line of site to existing primary living spaces and primary bedrooms
- Affixing screening to balcony walls facing south

• Assure no venting from common areas (waste rooms, plant rooms, etc.) occurs on the southern side of the building, adjacent to neighbouring primary open spaces, primary living spaces and primary bedrooms

Thank you for the opportunity to respond to this proposed development.

The application for a Seniors Living Development in Rosalind Street, Cammeray is out of keeping with the buildings that are in this street. I question that this is really a seniors living develoments as the size of units appear to be inconsistent with many other seniors livings developments that exist in Sydney. The proposed developments plans to build less living acomodation than is currently on the land. Given the shortage of housing currently existing in Sydney, it seems counter intuitive to remove what might be considered affordable housing (both rental and purchase) for the lower north shore of Sydney; to be replaced by large 3 and 4 bedroom units owned by seniors.

I live next door to this development and the depth of digging needed to achieve the plan (underground parking etc) has potential to undermine the walls that separate 29a Rosallind Street from the proposed development. The height of the building will block the light from many of the townhouses, as well as to other surrounding properties. In addition, the development requires many of the developed trees to be removed. Though the plan appears to include some off street parking for visitors it is not nearly enough to minimise the impact of visitors to the builiding parking in Rosalind Street. There is already limited parking in the street for visitors - many of the current buildings in the immediate area have limited or no off street parking.

The proposal as submitted has a number of errors.

This project would dislodge a large number of long term residents against their will.
This will disadvantage renters/owners in a time where rental accommodation is very difficult to find.
It is a cruel blow to this people in favour of a developer trying to make a large profit at the disadvantage of all these people.
Shame on the NSW government if it allows this to happen
