There is a need on the northern beaches for quality, modern retirement villages. We live in Ocean St. at present and feel that this development will add needed accommodation for the elderly who wish to stay in their own locale close to family.
Although the project will be six stories it is spread out over a large area and not just a tower like building.
The Moran group plans to have double garages for each apartment and visitor parking to reduce street parking.

Size of the building doesn’t affect the area also same as the existing building it actually making the area looks better with a new building .

I would like to make a submission in support of this project and recommend that this project should be considered for approval.

Whilst the current mood and focus is on the wider housing crisis and affordability, little is said and being done to provide specific housing incentives for our Seniors, and this application has been prepared to address a serious and chronic shortage of seniors housing in the immediate local area.

I have spent considerable time reviewing the application and I fully expect that the local community will have a mixed response and will encounter the usual backlash of Nimbys who don't want a development of this size in the community. I have family in the area who will be in need of a quality seniors living development and accommodation options that this will provide and, specifically my family who don't want to move out of the area, which is their main option without such a development.

It is fair to say that this development will be the largest development on Ocean St, and potentially the wider area, however i hope that the assessors spend the time to contextualize this proposal against the other large 4 story buildings which are antiquated and will most likely be redeveloped at the same scale.

The development does respond to the scale of the Norfolk island pines and is well screened and sits in well into the urban fabric.
the Aesthetic of the building is beautifully designed in my opinion and would add significant benefit to the built environment.
the plans propose to accommodate all required parking on site and would not be a burden on the local on street parking.
it should be noted that as a seniors housing development, it will NOT be a large traffic generating development, as it is largely for retirees who will have a lower vehicle use than any usual housing development.

the opportunity to provide this level of housing immediately on the Northern Beaches in a prime location will be well sought after and address the burgeoning issue of people having to leave their community that they have likely live in their whole life due to a lack of local quality seniors housing.

the developer should be commended for lodging a bold application and a well considered design.
I hope that the department recognizes the material benefits this will add to the community and not be swayed by people who will no doubt look to strike this application down with criticisms and poorly considered responses.

I’d like to express my support for this development as a retirement village. It represents a far better outcome for the community compared to a large scale developer coming in to maximise density and profit before moving on. A retirement village will provide long-term stability, a sense of community, and an asset that genuinely benefits local residents.

We in need of social development for less fortunate well beings.

My wife and I have just purchased 10 Loftus St Narrabeen and we settle on the 12th November (next week).
We had no idea about the proposed development at 156 Ocean Street Narrabeen and upon review of the basic proposal we are devastated the we will be detrimentally affected by the development. (Visually, noise, density, parking etc)
We have some experience in property development and understand both sides of the equation being DEVELOPMENT VS COMMUNITY.
Our objection to the proposed scheme is the magnitude of the development but more specifically the PROPOSED HEIGHT. 5/6 storeys in this location will totally dominate the peninsula and negatively affect all the nearby residents. We understand the need for retirement living developments in all communities but this development is excessive, out of place, dominating, greed by the developer eye sore and a real negative for the community.
OUR STRONG SUGGESTION IS TO LIMIT THE BUILDING HEIGHT TO 3-4 STOREYS AS A COMPROMISE WHICH WOULD BE A SENSABLE OUTCOME.
FINALLY SHOULD THE CURRENT SCHEME BE APPROVED THE ONLY WINNING PARTY WOULD BE THE DEVELOPER WHO IS ONLY CHASING PROFIT. THAT IS ALL HE IS INTERESTED IN.

Great proposal to free up large houses for families and create community for our aging populations.

Keep Narrabeen as it is, Narrabeen is busy enough and this type of project is not suitable for this neighborhood.
