As a worker in the local area I experience on going challenge with adequate parking in the area. The parking submission provided for this development is misleading. There is an indication of two near by parking lots as justification for adequate parking in the area. One of the car parks is Throsby creek which is a temporary car park with published information on the Honey suckle precinct upgrades confirming that this carpark will disappear with that development with no alternative provided. The second carpark, indicated above the Newcastle interchange is managed by Wilson’s car parking and has no casual daily car parking available. The only method to access a carpark is by a monthly subscription which is an impractical solution to many commuters in the area. In addition the development has flagged to have more units than car park spaces, which creates a further deficit in the immediate vicinity. The parking plan indicates 245 units, which was different to the main document indicating 200 units. Creating a further deficit in parking availability is unacceptable in this already tightly constrained parking area.

I wish to formally object to the proposed 43-storey development at 10 Dangar Street, Wickham, NSW 2293.
This proposal is fundamentally inconsistent with the established character of the surrounding area and would result in significant adverse impacts on existing residents, local amenities and infrastructure.
My objections include the following:
1. A 43-storey tower is excessive in height, scale, and bulk and would dramatically alter the character of the neighbourhood.
2. The proposed tower would likely cause substantial overshadowing of neighbouring homes, parks, streets and public areas, reducing natural sunlight and negatively affecting quality of life of local residents.
3. A building of this height would create significant overlooking into neighbouring properties, resulting in loss of privacy for nearby residents.
4. This development would place additional pressure on local roads, parking, public transport, drainage, and community that was not designed to accommodate such high-density development.
5. A tower of this scale may create wind tunnelling effects, increased noise, construction disruption and other environmental impacts that would adversely affect surrounding residents.
6. The proposal appears inconsistent with the planning objectives for this residential area and undermines the intent of existing height and density controls designed to protect the character of the neighbourhood.
7. The approval of a development of this magnitude could establish an undesirable precedent for further excessive high-rise development in the area, permanently changing the character of the locality.
For these reasons, I respectfully request that the application for a 43-storey building at 10 Dangar Street, Wickham, NSW 2293 be refused.

The building is too tall as to the surrounding built buildings and buildings being built, casting large shadows over existing homes.
Over populating one large building , with co living 2.7% , will cause anti social and criminal activities.
Unsuitable footpaths and roads around the area will not cope with the expected influx.
Poor passive interaction will create more anti social behaviour.

I strongly oppose the construction of the 10 Dangar St Wickham. This hideous building will ruin all the progress made to improve the status of Wickham.
The height of the building is ridiculous considering all other high rise has a restriction. It’s already being called the penis!
The street is already clogged with traffic & this building will make it impossible, not to mention the street is the main drop off for the Trsin & Light Rail. The back of this building will be a bin yard & that is not a look anyone wants to see.
The plans are a fire hazard with gas connected to each small communal living apartment. The fire engine to put a fire out for the height of the building would have to come from Sydney. Outrageous.
The hotel section only has 10 parking spots. No one will use it.
The interchange will become a playground for the homeless.
We have worked hard all our lives to even afford to live in this area. This dreadful building will stop people from coming to this part of Wickham.
There are many other options in Newcastle for affordable living. Don’t dump this on us please.

Several serious issues concern me about this proposed development. The excessive height is not aligned to restrictions placed on other developments where strict guidelines were required at extra expense to developers. These have been dismissed with this project. This site has failed previously due to water inundation issues even when the previous proposed building was of a much lower height leading to the developer walking away. Despite the very large number of rooms, apartments, social and affordable housing the undercover parking is extremely limited with only 10 parks for hotel guests and a small ratio for other types of accommodation within the building. Parking in this precinct is very limited and will cause further congestion on all roads and most available parking is limited to 2-4 hours mostly paid parking. Resident passes for new developments are not allowed by council. The plan provides no improvement to road or pedestrian services with Charles and Dangar Streets effectively reduced to nothing more than service area walkways. The design on lower floors does not allow for any passive surveillance and could result in an escalation in crime and vagrancy, issues already impacting Newcastle in areas where other social housing exists. The plan does not outline who will manage the social housing and no on site manager’s office is visible on the plan. Three separate entries clearly socially stratifies those who will live in the building with limited access to facilities for social and affordable hoisin residents, clearly out of step with social equity. Finally, Newcastle has been considered a very poor relation to Sydney, despite what our economy contributes to state coffers, and this project confirms this once again with little to no consultation with local authorities and stakeholders. The revitalisation of the Wickham precinct will be decimated by this project as it contravenes and dismisses previous planning in place over many years.

The project also provides limited public benefit, while the large number of co-living units raises concerns about transient populations, social division, and long-term management issues.
