The size and height of this development are completely out of place and incompatible with the local Narrabeen area. It would completely dominate the area and dwarf all the buildings around it. The mature native pine trees along Lagoon Street are a critical part of our natural ecosystem and their removal would be devastating for our community's natural landscape. This plan disregards environmental preservation, which should be at the forefront of urban planning. The roads and public transport cannot support the increase in population that developments like this will bring. Pittwater Road regularly closes due to flooding, the Wakehurst Parkway is a single carriageway that also floods, and both are already bottlenecks at peak times. The B Line Bus, the only express public transport, is already at capacity. Street parking in the area is already almost impossible to find. While the need for additional housing is recognized, the proportions that have been proposed for this development are inappropriate and inconsistent with the existing Narrabeen community.

My family and I live at 48 Lagoon Street, Narrabeen which is approximately 200m from the proposed re-development.
Traffic/Accessibility
This proposed re-development is located on a narrow peninsula serviced by two narrow streets. The additional number of residences, and their visitors, will significantly increase the volume of traffic on these local streets. Furthermore the increased number of vehicles will impact the already congested roads accessing the peninsula, especially in the main access points of Pittwater Road/Waterloo Street, Ocean Street and Lagoon Street.
The increase in traffic is a safety concern for the number of pedestrians who regularly cross Ocean and Lagoon Streets to access the beach. This area is home to a number of families with young and school aged children. These children and families regularly ride bikes and/or walk to local schools, the shops and public transport. The increased traffic will increase the risk to this vulnerable group.
The re-development will also cause increased pressure on parking in the surrounding streets. On-street parking is already a challenge year round, and not just in summer when the beach is busy. The addition of extra home units, where there are more bedrooms than parking spaces, will place increased strain on this already rare resource having a significant negative impact on residents and visitors alike.
Incompatibility
The scale of the project is out of keeping with the surrounding developments and will have a significant visual impact. The re-development is proposed for one of the highest spots on the narrow peninsula and as such will over shadow surrounding streets and homes and will be visible from a significant distance away. This will have a negative impact on the visual amenity of the area.

5 storey plus rooftop pavilion = 6 storey development is completely out of character with all surrounding buildings, being some3storey and many single storey adjoining development. Setbacks are minimal. Transport infrastructure inadequate.
