Hello, I would to remind the Development Owners that the original development was for a new shopping centre and about 4 story
residential. We supported that. Now we are up to 2 x Towers of 11 stories. We do not that. We would however support the 2 tower idea of around 5 - 6 stories. Nothing taller.

2 simple but very strong reasons for my objections.
1. The additional residents, employee's, customers from other neighbourhoods will hugely effect traffic. It is clear and obvious that traffic density will rise particularly in the period M-F 7.00am - 9.00am (peak hours). This fact will cause immense blockages in both Eastern Valley Way as well as Edinburgh Rd. Even with a smaller development approved there MUST be a widening of the Edinburgh Rd exit so there are three lanes currently there are two.
1. for traffic turning left to head south , 2. for traffic proceeding straight on in a westerly direction and 3. for traffic turning right heading North. If this 3 lane exit idea was part of the overall development it would help with me being more amenable to agreeing.

2. 11 + levels goes way beyond what "fits" in this suburb. I think the right balance is 5/6.
Summary.
Castlecrag needs a development. Its needs to be balanced. BUT get the developers to give up a small area to increase the number of exiting traffic lanes. These lanes need to be the length of the development. No more.
If you Don't cribb back some land NOW in this round of negotiation you will never get it.....! Once built, it is IMPOSSIBLE to claw back land.

I strongly oppose developer Conquest’s plans for twin 12-14 storey apartment towers at 100 Edinburgh Road. This is a massive uplift from the approved and community-backed four-storey project it purchased just a year ago.

Conquest’s proposal for 150 apartments is just too big in height and bulk for the streetscape and the suburb, and carries massive overshadowing for existing properties. It achieves none of the key outcomes the NSW Government cited in establishing the NSW Housing Delivery Authority, namely, to deliver “well-located homes, close to transport, amenities and services” and to “improve housing affordability across the State”.

The site is more than four kilometres – an hour’s walk - from the nearest train or metro station, and the proposal includes just 10 so-called “affordable” homes that will only be within reach of wealthy buyers. This raises serious questions about whether the project meaningfully contributes to housing affordability and calls into question the integrity of the Housing Delivery Authority pathway.

The proposal also threatens the character, heritage and residential amenity of Castlecrag as a unique and architecturally significant suburb that is celebrated globally. Castlecrag is the only suburb in Sydney conceived and master planned by Walter Burley Griffin, who, together with his wife Marion Mahony Griffin, created a bushland suburb integrated with the natural landscape, not imposed on it.

The fact that this proposal was progressed through the Housing Delivery Authority process despite not aligning with the Government’s stated objectives in establishing that body is alarming.

The proposal violates the promise Conquest announced after it purchased the site to acknowledge Castlecrag as one of Sydney’s most architecturally significant suburbs.

I urge the NSW Planning Department to faithfully apply merit-based planning principles and reject Conquest’s proposal.

I have lived in Castlecrag since 1972.
I believe that the scale of their proposed project Is out of context for the area. There is already heavy traffic getting in and out of Castlecrag because it’s only a small Peninsula that is already full of low and medium density housing. Creating a development of the size and density suggested is like putting a cork in the top of a bottle - it will completely block inflow and outflow from Castlecrag.
The traffic lights already don’t cope with the volume of traffic leaving Castlecrag. Adding touch of thighs Arbel development well exponentially exaggerate the problem.
Castlecrag was a planned suburb, designed by Walter Burley Griffin and his wife. A development such as this was never envisioned by them. Their work is unique in Sydney and their vision should be respected. Castlecrag does not suit being turned into a major retail/housing hub. Its character and purpose will be forever lost if this project proceeds.

I strongly object to the project for 2 residential towers up to 13 storeys containing 150 apartments in this local area. This is a beautiful conservation area, in which Burley Griffin specifically designed low slung buildings to complement the unique natural features of the area. A 13 storey building is out of character with the residential and natural bush character of the area. indeed, I submit that the proposed building/s will be ruinous of the conservation values of this suburb in Sydney. The proposal is completely out of context in its scale and height. The area is a village and the corner where the project will be built is an integral feature of the village and aesthetic values of the wider area. A 13 storey tower is too high. In my submission, the local residents' wishes should be taken into account far more than appears to be happening, and this includes the people in surrounding suburbs (including Middle Cove, Willoughby, Northbridge) who frequent this area, which includes my family (we are not Castle Crag residents). The development is completely out of character with the heritage nature of Castlecrag a Walter Burley Griffin designed suburb. The proposed 12 storey towers will dwarf the surrounding buildings and create major shadowing effects on the surrounding buildings. The developer has deliberately provided misleading information on this by using the view from surrounding suburbs rather than close to the development.
There is insufficient public transport to support this development and the extra traffic will create gridlock during critical periods of the day.
Parking in insufficient for the development.
The 10 affordable housing is not sufficient for the proposal
There are multiple issues with failure to comply with setbacks and building separation guidelines.
The community consultation was effectively worthless as no details plans or presentations occurred.
What should be allowed is the 3 storey (5 on the low side) development has an already approved DA.

I am an architect and have lived in Castlecrag for over 50 years.
The proposed development at 100 Edinburgh Rd Castlecrag is a gross over-development of the site and completely inappropriate in its current form. It should be rejected outright.
Its approval would significantly adversely affect the visual amenity of this Heritage Suburb, create traffic chaos and forever irreversibly change the character and amenity of the suburb.

Currently the Council's Planning Controls allow for a 3 level development on the street front and 5 levels at the rear. The proposal calls for 2 towers in excess of 11 - 14 storeys.
When the developer purchased the site, they were aware of the development controls that governed the site. They have received DA approval for a scheme that generally complies with the current Council controls. The current new DA is a cynical exercise to maximise profit at the expense of the local community.
This part of Castlecrag is characterised by low scale (maximum 2 level commercial) development. This "gateway" to Walter Burley Griffin's "garden suburb" should remain low scale & NOT a development of twin towers in excess of 11 - 14 storeys.
The bulk and scale of the proposal is completely out of character for this suburb. The visual amenity of this area would severely compromised by the proposal.
The aggregate increase in traffic alone generated by in excess of 150 apartments and the increase of proposed parking of 376 cars on the site will create traffic gridlock for the suburb which fundamentally has one main route in and out of the suburb.
The development is not located near a mass public transport hub (for example a Metro Station of train station) and should not be granted the type of dispensation that sites adjacent to transport hubs are afforded.
Do not allow this proposal to be approved.

Dear Sir/Madam

I am a resident of Castlecrag and I strongly object to the mixed use development proposed with respect to 100 Edinburgh Road, Castlecrag.

The development of the site , limited to a smaller scale mixed use building of 3-5 storeys, was previously approved (DA-2024/13) after extensive community consultation that took into account the unique nature of the suburb, including the heritage conservation values of the adjacent Griffin Conservation Area. The modified development proposal of a building 12-14 storeys higher offends the very essence of the suburb. Local planning controls restrict building heights to 3 storeys on Edinburg Road, with the Griffin heritage values promoting buildings that integrate with, and are respectful of, the surrounding environment. The proposed development conflicts with those planning controls and values.

The proposed development would also significantly, adversely affect local residents with respect to greatly increased traffic in a suburb which has one main access road only (and already faces significant congestion at peak hour). Additionally, a development of the scale proposed is entirely unsuitable given the extremely limited access to public transport in the suburb. We have no local train station, and bus services are already very limited, particularly outside of peak hours.

Further, the proposal does not provide a solution to the need for affordable housing in the State, rather it proposes to build high end, luxury apartments.

I welcome the already proposed development, limited to 3-5 storeys with rmixed retail and residential use. To approve the significantly larger development proposed by Conquest will irrevocably change the gateway to our unique, internationally renowned suburb and cannot be allowed.
