The development site is not near the train station, and only have limited bus services in Castlecrag, the proposal will increase the traffic jam and the residents will spend more time on commuting due to the congestion.
And also, the site is near the Griffin Conservation area, the development would cause irreversible harm to the heritage values.

An approved deve;opment already exists for a lowe sclae mixed use project 3-5 stories that fits the site and respects the local evnironmnet. this developmnet is significantly higher at 11 stories. This proposal conflucts with the planning controls that havebeen extensively applied to other developmnet sin this area. Castlecrag is not identofoed as a housing growth area in state or local planning strategies.This site is not a transport oriented development zone and has limited public transport access. Additionally this proposal does not align with the council planning framework. This submission of 11 stories has had no consultantion with local neigbourhood and is totally inconsitent with the area. The incresed traffic will restrict access for residents and emergency services. This project will not address affordability. Recent neighbouring apartments at the adjacent lot had average apartment sale's of $3.5M. This submission will cause irresversable harm to the cagaracter and hertiage listing of this area.

A building of height 12-14 storeys will be an eyesore and quite out of keeping with the character of the surrounding area, which mainly comprises one or two storey houses. The other apartment buildings on Eastern Valley Way and Edinburg Road are currently a maximum of 4 storeys. It will look totally ridiculous, sticking out like a sore thumb. It would contain so many apartments that traffic along Edinburgh Road will become a nightmare, as will the right turning lane going North from Eastern Valley Way into Edinburgh Road. Residents of the apartments in the proposed building will need cars for transport, as public transport is only bus and the service is not frequent, and Edinburgh Road is already very congested during the morning and afternoon peaks. Creating such a tall building is unlikely to address the housing crisis as apartments in the area are generally high-end and very expensive. The residents in Castlecrag and the surrounding areas - Willoughby, Middle Cove and Northbridge - would be happy with the building that has been approved - retail at street level and apartments above, to a maximum of 5 to 6 storeys.

I object to the submission due to

1. Traffic congestion on Edinburgh Rd

2. Inability for people to get to medical facilities ( surgery and hospital) in a timely manner due to traffic congestion

3. The 11-13 stories is not in keeping with anything in this area , nothing of this high has ever been allowed

4. The building will over shadow other houses in the area

5. The building is not close to public transport

6. The building will destroy the heritage of Castlecrag , Walter Burley Griffin’s original plans.

7. The building is being pitched as premium and will not help the housing crisis for affordable housing

8. The building is an ugly mark on the area and seems like a money grab by the investors behind it

It is very disappointing that the State Government has not rejected this devlopment from the beginning. It is a gross over development for a unique suburb. Castlecrag is a pennisula suburb, Castlecrag has one intersection where all traffic enters and exits. This intersection is currently at capacity, it will not cope with the traffic from another 150 apartments. The infrastructure is minimal, there is a minimal bus service. There is no train or metro. The increase in traffic would be castrophic for this unique area.
Castlecrag is not a town centre, there are no other developments of this scale in the area. The closest development of this size is in Chatswood which has appropriate transport services to cope with a large scale development, Castlecrag does not. An approved lower scale development exists for this site, which after long consulation with Council respects the local environment.

It is extremely disappointing that the State Government has failed to protect an internationally renown Conservation Area which was designed and developed by Walter Burley Griffin in 1921. Walter Burley Griffin won an international competion in 1912 to design Australia's capital city, Canberra. He then went on to purchase the pennisula and named it Castlecrag, this is significant and should be recognised by the State Government to preserve this suburb and protect it against overdevelopment. This area needs to be conserved for many generations to come. Please do not allow this area to be destroyed.

I oppose this development in its entirity, it is unsuitable for the surrounding environment, its bulk and scale is disproportionate to anything else in the area.

I object to SSD-90134958 - not to density in Castlecrag. We deserve better than this.

The Design Review Panel has confirmed this proposal fails design excellence. Two generic glass and concrete towers with no relationship to the landscape, the streetscape or the suburb they are being dropped into. Castlecrag is the birthplace of Australian modernism - internationally celebrated for its architecture. This design is unworthy of it.

Castlecrag was designed by Walter Burley Griffin around sunlight, open sky and the natural landscape. Twin towers of 12–14 storeys will cast severe, permanent shadow across surrounding homes, gardens and public spaces. This is an irreversible loss of solar access in a suburb where that relationship with nature is the entire point. I urge the IPC to reduce the height and scale. This is not about no development - it is about the right development for the right location.

An approved DA already exists for this site at an appropriate scale. Density yes - but done right. There is no justification for towers of this height, this bulk or this mediocrity here. FJC have used their interns and done a rushed job. It is embarrassing - particularly given we know the quality they are capable of (given the existing DA)

I am writing to object to the proposal at 100 Edinburgh Road Castlecrag. I am concerned about the size of the proposal and its proximity to the Griffin Conversation Area. This proposal conflicts with the vision of the Walter Burley Griffin, his philosophy and the local environment.
The 12-1 4 stories (150 apartments) will cause shadowing of nearby residents and also create traffic congestion.
There is no train or metro station and it is not a TOD (transport oriented development). The suburb is serviced by buses that have a very limited off peak schedule.
The size and design is inconsistent with established planning framework provided by Willoughby Council.
