Ku-ring-gai's Council's concerns have been detailed within the attachment. In short, there are significant concerns in relation to planning (bulk, scale and setbacks - non-compliance with FSR and height devlepment standards), heritage impacts (including the demolition of a contributory item in a heritage conservation area), landscaping (loss of significant tree) and engineering concerns. As a result of the impacts there development should be refused.

1. A threat to the Roseville Heritage Conservation area Zoned R2.
2. The proposed building is totally out of scale in relation to Bancroft Avenue and Roseville in general.
3. The purpose of this building will increase traffic to the area, particularly at weekends, with inter schhool competitions.
