Re: 110-114 Herring Road, Macquarie Park
Modification to MP10_0113 Construction of Stage 1 of the Concept Plan & MP10_0112 Concept Plan for a Residential Mixed Use Development
I object strongly to the current modification to the 110-114 Herring Rd Concept plan for the following reasons:
* This modification will serve to increase the density on the site and therefore add to the traffic problems already envisaged by Council and local residents.
* This modification seeks to take the power to approve changes to the density and parking away from Council, which has been granted by the PAC, and put it into the hands of the DP&I. I believe strongly that this authority should remain with Ryde Council as deemed. Council has the local planning knowledge to back up any decision to change densities.
* The current concept plan has been approved by the independent body, the PAC. Any modification to this plan should be considered by the PAC and not the DP&I. Best practice, and to allay the concerns of objectors, says that this decision should lie with an independent arbiter, and be delegated back to PAC for a decision.
Any decision to approve this modification and increase the density on this site will confirm to all developers that local Council planning restrictions, and the independent decision of the PAC, are a joke, and that DP&I can be relied upon to help them to bypass them. This is the tactic currently being used by developers with this and other transitional Part 3A applications and it is completely contrary to the rhetoric and the promises of the O'Farrell government.

The proposed development of additional housing will create an influx of residents within an already very conjested area. The location of the apartments at the Herring and Epping Road intersections, has the potential of creating major trafic flow problems. I personally would welcome more housing for the students of Macquarie University but the sheer size of the proposal would just not be suitable in the current low key residential environment.

The proposed development is far too big for the area. The height of the building should not be more than three storeys. The traffic is bad enough as it's, with the new develpoment it'll be disasterous

The proposed concept is for to large.
The proposed building is 22 storeys which is far to high for the area. The area does not currently allow for this height and I propose that we do not allow for such high rise developement.
The areas traffic cannot accomodate for the proposed number of new dwellings. The 310 new units equals at least 620 more cars to the area (have you seen the traffic congestion in non peak time let alone the impossible traffic stanstill in peak time).
The opening to Chatswood to Epping rail line will not and has not been utilised by most of the exsisting residence. The proposed new developement will not utilise the existing public transport as it not reliable or efficient enough for people to use.
The opening of the 'Optus Campus' in the area is proof that people are not utilizing the local public transport system. The roads have been gridlocked since the opening of Optus developement which was opened before the Epping to Chatswood rail line was epened. Also our surrounding residencial streets were being being choked with office workers parking there. Their was promise that the parking issue and traffic gridlock would be greatly eased by the Chatswood to Epping rail link, this did NOT occur.
Not enough people who come into the area use the public transport (its just not good enough).
The proposed large scale developement will only add to the problems to this whole area. The developement should be on a much smaller scale.
