I am all for this development to go ahead but not on the scale that is proposed. I personally think local residents pushed back too hard when the original developer wanted 5 stories. I would be comfortable with this development being 5-6 stories as opposed to the 3-4 orignally approved by council but do think the 12-14 is very much out of character to the area. It also isnt a TOD area and only has 1 lane into and out of the suburb. The main thing is we need to get this built quickly - we have had no centre to this suburb for years and we are in desperate need of the shopping centre, restaurants etc. I think we can find a balance here and give the developer 5-6 stories and we all move on as a compromise. I do think the suburb should look at the traffic lights and widening another lane out of the suburb to help with traffic flow or have an exit ramp from below the development to eastern valley way. There is obviously a long history of Walter Burley Griffin in the suburb - but i think as long as you keep it at 5-6 stories and a nice design that has been approved the suburb will be ok. Lets please just move this along and get the building built! Thanks

The proposal scale is excessive, it will have a serious impact on the Griffin heritage area, it raises major traffic and infrastructure concerns, and it is entirely out of character for its location.
It is not near a TOD precinct or a train line, and there is nothing of comparable scale in the surrounding area.

I strongly object to the size, scale and nature of this proposal.
Sydney is defined by different suburbs each with their unique style, charm and history. We must not make short sighted political decisions that will blur the lines between these and render all of Sydney a development mess. Please don't undervalue the importance of the built environment for personal wellbeing, architectural heritage and the overall reputation of Sydney as a marvelous place to live.
Designed by Walter Burleigh Griffin and Marion Mahoney, Castlecrag has a special place in Sydney's architectural history. This development is in no way in keeping with it. Adjacent, already built-up areas of St Leonards and Chatswood should be reserved for this type of charmless, multi level apartment development. They are much better served by public transport and major arterial links.
Please leave historic Castlecrag out of reach for crummy developers with no appreciation of history or the importance of the built environment.

I object on the basis of the development being:
1. Too high, with too much bulk and scale and the visual dominance.
2. Out of keeping with the local suburb, including the local heritage area
3. Having too big of an impact on local traffic
4. Causing delays in emergency service access
5. Not accounting for a hospital in the suburb which may need emergency response
6. Not being sufficiently well serviced by public transport to sustain that many apartments
7. Casting too great of a shadow in winter down eastern valley way

I would support a lower rise development - around 7-8 floors. I understand that all suburbs must contribute to housing supply. But it needs to be proportionate

Even with 7-8 floors there needs to be traffic exit from castlecrag through Sunnyside cres to ease the burden on Edinburgh road. This will necessitate better traffic management at the junction of eastern valley way and sunnyside cres.

As a local to the area I would like to indicate my support for this project. This will be provide valuable housing diversity in a community that lacks it - supporting young families with connections to the area to be able to afford to live here and downsizers from the large family homes common in the area. The retail offering is of appropriate scale to reflect the vibrant shops it replaces. More information on proposed footprints of the food and bev and retail spaces would be helpful to invisage what it might look like and the sort of tenants this development might attract.

This is on a major bus corridor, with fast connections to CBD and metro at Victoria Cross, and is near a wide variety of recreational opportunities through the bushland. Willoughby Council is largely divided into 'east and west' - with west full of high density and east the domain of large footprint luxury homes. This development will increase variety of housing types across the LGA and support a diverse and inclusive community and assisting to address the housing crisis in a small way.

This project will allow people on an income that is not in the 1% top income range to have a Castlecrag address, should they so choose.

I object to the proposed mixed-use development at 100 Edinburgh Road, Castlecrag.
While I support appropriate housing delivery, this proposal represents a significant and unjustified departure from the previously approved and community-supported development for the site.
Key concerns
1. Excessive scale and inconsistency with planning controls
The proposed 12–14 storey, ~150-apartment development is a substantial escalation from the approved 3–5 storey (~38 apartments) scheme. This is not a minor variation but a fundamental change that undermines the integrity of the planning process.
2. Failure to meet Housing Delivery objectives
The site is not well connected to mass transit (over 4km from rail/metro), and the proposal includes only a limited number of affordable units. The scale uplift is not matched by meaningful public benefit.
3. Incompatibility with heritage significance
Castlecrag is a unique, master-planned suburb shaped by Walter Burley Griffin and Marion Mahony Griffin. The proposed tower form is inconsistent with the suburb’s defining principles of low-scale, landscape-integrated development.
4. Adverse impacts on local amenity
The proposal will result in increased traffic, visual bulk, overshadowing, and pressure on local infrastructure, all of which are disproportionate to the surrounding low-rise context.
5. Lack of genuine community consultation
This proposal departs significantly from the previously agreed scheme without equivalent community engagement, undermining confidence in the planning process.

The proposal should be rejected in its current form.
Any redevelopment of this site should:
• Align with the approved scale and planning controls,
• Be compatible with Castlecrag’s heritage character, and
• Deliver genuine public benefit, including appropriate infrastructure alignment and meaningful housing outcomes.
