This is a gross over development of land that is zoned Private Recreation. The council should not have approved development and the Minister should not approve this development. It will be subject to appeal in the Land and Court and should easily be overturned even with the Ministers current powers for so called State Significant Sites.
The traffic study alone is reason enough not approve this development. The traffic report considers the impact from the retail and club development only and conveniently ignores the obvious question of what will occur when all the units are constructed. The two cannot be separated. Even given this ridiculous assumption the report still identified major traffic issues with roads already not meeting RMS standards and intersections failing to operate affectively. On top of that they also fail to consider 450 homes being constructed at Wanda with more planned.
Before the Minister considers this development an independent traffic study must be undertaken that considers all the developments currently under construction or planned in this area.
In summary this development does not benefit the local community, it does not meet planning law and the studies that support it are obviously flawed and not independent.

This proposal is the wrong type in the wrong place. It will cause untold congestion in the area and will be an eyesore and white elephant in the district.

It has little public support other than propping up a professional rugby league team that should be able to manage its own affairs without using sporting fields to make developers millions.

Once again, big business makes the money and the local population suffers for years to come.
