Bushfire risk - all development around the land is zoned bushfire prone - there is only one main evacuation route to the Great Western Highway and with such a large increase in residents needing to evacuate this will mean all residents in this area will be more vulnerable in an emergency bushfire situation and emergency response will be impacted.
Height of buildings - these are significantly larger than any other development in the Blue Mountains (max 8 m - development proposed 15m) - not happy that developer seeks rezoning to allow for this massive change
Visual amenity from the national park - these buildings are very large and will impact the world heritage values of the area
Transport and Traffic increase - large number of residences will mean many more cars accessing quite narrow roads - public transport is limited and those who don't have cars or have children wishing to get to schools and the railway station may not have sufficient access to services and the town centre (too far to walk).
Environmental considerations - site is near an endangered ecological community Blue Mountains Swamps - the increased runoff from paved surfaces in addition to chemicals runoff etc could adversely effect this community. In addition the critically endangered Dwarf Mountain Pine habitat is fed by the swamp.

I don't think a development with 52 serviced apartments, a Wellness Centre, Art Gallery and Internet Cafe is going to help solve the shortage of housing in NSW.
The following excerpt from the EIS is another reason why this development should not be approved.
"The site and surrounding area have limited active transport options due to a lack of established footpaths and the absence of designated cycle paths. In addition, public amenities and services, such as shops, schools, and the town centre are located at a considerable distance from the subject site. "

I strongly oppose this proposal on the grounds that it represents a gross overdevelopment entirely inconsistent with the character of Katoomba and the Blue Mountains. The proposed floor space ratio uplift to 1.17 and maximum building height of 15.6 metres far exceed what the Local Environmental Plan permits, and as a resident of the broader Blue Mountains community in Leura, I am directly affected by decisions that erode the unique heritage and low-density character of this World Heritage Listed area. The removal of 134 of the 206 trees on the site is unacceptable environmental destruction that conflicts with the conservation values this region is legally and internationally obligated to uphold.
I raise serious concerns about public safety, particularly regarding bushfire evacuation. With only a single two-lane road providing access, evacuation from the proposed site would be severely constrained in an emergency, and Cliff Drive — just around the corner — was repeatedly closed due to fire threats during the catastrophic 2019–20 fire season. Adding over 270 dwellings and serviced apartments to this location without adequate evacuation infrastructure is reckless, and no amount of design mitigation adequately addresses the fundamental risk of placing a high-density population in a bushfire-prone escarpment location. I urge the Department to reject this application as it is the thin edge of a wedge. It is appalling that this application could be approved.
