It's not good development including the scale and height of the proposal. The impact of culling so many trees when the Lower North Shore has already lost so many is abhorrent. The project does not appear to help the seniors who need it the most.

I’m writing to object to this development. I visit family who live near this site often, so I know the area well and see how people live there day to day. When I look at what’s being proposed, it feels far too big and far too close to existing homes. The building is very tall and sits right next to much smaller Federation houses. It would dominate neighbouring homes and change the feel of the area in a way that does not seem fair or reasonable. Homes on the eastern side rely on their western outlook for sunlight. This development doesn’t seem to take that into account. The height and bulk would block light and sky that these homes depend on, making them darker and less comfortable to live in. I’m also concerned about privacy. From what is shown, windows and balconies would look directly into neighbouring homes and yards, making it very hard for people to live with, as it would feel invasive. The proposal would also remove almost all of the trees on the site. These trees give the area its greenery and are home to birds and wildlife that are very noticeable when visiting. Losing them would permanently change the character of the area, as well as adversely impact the environment. Despite the size of the development, I can’t see what the community gains in return. There is no clear public benefit that justifies allowing a building of this scale or setting aside normal planning controls. For these reasons, I object to the application as it stands. It feels out of place, unfair to neighbours, and harmful to the area. I ask the Department to refuse the proposal or require major changes to reduce its size and impacts.

Object to the non compliant nature of this build given impact on our quiet street, shortage of parking spaces and removal of treescape. It would be detrimental to our neighbourhood and will set a very bad precedence for other build of this type in the area.
