I’m a resident of Sebel Chatswood and I strongly object the proposed redevelopment of Mandarin Centre for the following reasons:
1. Block of natural light
The new development is proposed to be right in front of the south aspect of Sebel, up to 32 levels. This will completely block the natural sunlight for more than 100 Sebel units, impacting the physical health and increasing mental stress to the residents.

2. Traffic
The traffic on Victor street is already at its capacity. During peak hours, visitors to Chatswood and the local residents find it very hard to enter or exit Victor street. The redevelopment is proposing the car park entrance at Victor street , making the traffic even less bearable to local residents and people wanting to come to Chatswood.

3. Discrapency in the proposal display.
The two tower design was not displayed in the final scoping report. The “ Mandarin Centre scoping report final” stated the - tower design, with some natural light exposure to Sebel. The new 2 tower design was only displayed in the appendix which was very hard for me to access. I was onto aware of this document after my friend help me to search the document in the portal. It is very confusing and personally deliberatingly so that it’s hard for people to access.

There are also many other factors such as privacy issue for south facing residents in Sebel and north facing resident in new development; wind tunneling for residents and pedestrians; shadowing of tue oval.

For all the reasons above, I strongly objection to the redevelopment.

I write to object to the proposed Mandarin Centre redevelopment at 65 Albert Avenue, Chatswood. I live on Victor Street and will be directly affected by this proposal.
The development plans show car park access via Victor Street, which is a cul-de-sac that is already beyond its capacity. Four apartment complexes — including the newly approved NOVUS tower — would rely on this street for vehicle access. The train station drop-off area causes traffic to bank up throughout the day, and market stall operators regularly use Victor Street for loading and unloading, narrowing the road and creating further obstruction during morning and evening hours. Routing the new development's vehicle entry and exit through this road will compound an already hazardous situation for both drivers and people on foot.
I am also troubled by the effect this development will have on Chatswood Oval. The sheer height of the proposed building will cast considerable shadow over the oval, undermining the sunlight and open feel that make it such a well-loved public space. Sacrificing the quality of this community asset to facilitate a private development should not be considered acceptable.

We own an apartment at the Sebel, 37 Victor Street, Chatswood and object to this project for the folowing reasons:
1. The area is a very congested area as Victor Street is a dead end. Having two towers of up to 32 storeys will have a huge impact on the congestion.
2. At most times of the day at present, Victor Street is already heavily congested. Weekends are especially so. Adding two more residential towers will make this a permanent traffic jam unless no car parks are included in the new towers which is obviously not possible.
3. The traffic lights at the interection of Albert Ave and Victor Street will become a bottle neck, slowing down traffic through Albert Avenue. Even now it is common to wait for one or 2 light changes before passing through that intersection.
4. The loss of sunlight into the Sebel building will be great, especially those units facing south i.e. immediately opposing the proposed new towers.

I hope you will objectively consider the impact on the affected community and not be swayed by the financial gains of such a huge development. Thank you

I have very fond memories of the Mandarin Centre 20+ years ago as a child, I have very fond memories of it 15+ years ago as a teenager, and I have fond memories of it recently as an adult. However it's clear that it is very tired and in need of an upgrade! The lifts are tiny and cramped, the escalators slow and narrow and the entire place is quite dated (in a charming way). My main request is that whatever it gets redeveloped into, can it not be a cookie cutter, indistinguishable modern glass box. The Mandarin Centre has always been visually distinct and has its own style. Please ensure a unique looking facade that means it isn't a soulless looking office block. Also. Please make sure the current food court vendors are looked after. They are the main reason I go there!
