The footpath on this street is barely wide enough for a single person and so it cannot safely accommodate the volume of foot traffic that a building of this size would bring. This is a safety concern that exists today, and will only get significantly worse.

While the street is currently manageable, an apartment block will introduce a level of traffic it cannot handle. More cars, more movement, more pressure on a residential street and that creates real danger for the people who already live here.

We are also concerned about the loss of natural light to our home. Currently there is a small residential building in front of us but a building of this height would be a completely different situation and would deprive our home of the light we currently enjoy.

I am an owner at 27 Station Street West, Parramatta, and I wish to raise concerns regarding the proposed development at 33–43 Marion Street.
While I understand the need for development and housing growth in Parramatta, I believe the scale and design of this proposal will have a significant negative impact on neighbouring residents and the surrounding streetscape.
Overshadowing
The height and scale of the proposed building appear likely to result in substantial overshadowing to neighbouring buildings, including apartments and common areas at 27 Station Street West. Loss of natural sunlight would affect residents’ amenity, wellbeing and the liveability of existing homes.
Privacy
Given the proximity and height of the proposed structure, there is concern about increased overlooking into nearby apartments and balconies. This will reduce privacy for residents who currently enjoy a reasonable level of separation between buildings.
Traffic, Access and Safety
The proposed driveway access via Peach Lane is particularly concerning. Peach Lane is narrow, lacks footpaths and is already used by pedestrians. Introducing access for a large development with 189 car spaces will significantly increase vehicle movements and create safety risks for pedestrians and residents using the lane.
Construction activity will also likely cause increased noise, disruption and traffic congestion in surrounding streets.
Visual Impact and Scale
The proposed development appears large in scale compared to surrounding buildings and may negatively affect the character and visual amenity of the area. Consideration should be given to reducing the height or bulk of the project so it integrates more appropriately with neighbouring developments.
For these reasons, I respectfully request that the Department of Planning carefully review the proposal and consider the impacts on existing residents. In particular, stronger consideration should be given to building height, setbacks, traffic access arrangements and protection of neighbouring amenity.

Traffic and Noisy:
Proposed driveway for entry into parking space is from Station Lane which is extremely small and hazardous for pedestraians as there is no footpath for current residents like us and others on this lane to access their Units. Total carpark size proposed is 189 cars (Motorcycles and bicycles are additional) which is extremely high considering the size and current capacity of Station Lane.

I believe that two issues need to be re-examined before this project is approved.
1.Most importantly, there should be changes to the provision of affordable housing before the project is approved.
My understanding is that the proposal modifies an earlier proposal and increases the building height from approx. 80 metres to 120 metres, partially justified on the basis of provision of affordable housing. Yet, the provision of affordable housing is only 29 units from 269 units - and the current provider for these specifies their interest for a 'minimum of 10 years'. Given the UNSW report citied in this submission projects that Parramatta needs 600-700 new affordable homes per annum, this number is negligible - as is the proposal to make these units affordable housing for a period of around 10- 15 years.
The proportion of affordable homes should be significantly increased. The period of time for this provision should be extended.
2. The Mitigations Measure Table describes the impact of noise during the construction period as 'low'. The proposal states that work will be allowed from 7am-5pm Mon-Fri and 8am-5pm on Saturdays. I believe that these start times are too early for shift workers, such as my partner, during the week. The Saturday 8am start time is too early for local residents such as myself who value a Saturday morning later start after an early start during the week. We are already experiencing significant early morning construction noise due to construction of One City Square on Lansdowne Rd/Church St and this project is even closer. The start time for construction should be definitely pushed back an hour on both weekdays and Saturdays.

we have an apartment on 27 station street west, Parramatta which is beside where this development is proposed.

I have strong objection with this development due to below reasons

Overshadowing: definite loss of solar access for units and communal areas. our only access to wind an sun is coming from Marion street side where all of our balconies are located having this building will completely block our access to sun and view.

Privacy: Increased overlooking from the proposed high-rise structure. we are very small three storey building and having very narrow street (Peace lane) between our building and this proposed structure will be quite invasive to our privacy.

Traffic and Noise: Increased congestion and ambient noise during and after construction on Marion and Station Streets. This development has Proposed driveway for entry into Parking space is from Peace lane which is extremely narrow and no footpath. It's extremely risky for kids and resident and for ordinary pedestrians who passes from here to other part of Parramatta when alighting from Harris park station. Our building has no other access to go without this narrow lane to access our Units, this will make hazardous for traffic situation in this narrow lane which is currently used by cars with very small traffic. Total carpark size proposed for this development is 189 cars (Motorcycles and bicycles are additional ) which is extremely high considering the size and current capacity of Peace lane.

Visual Amenity: The scale of the project in relation to our existing building. This will make the local area quite uneven from character perspective and doesn's suit the local enviornment.
