Excavation and construction of a mixed use development involving the provision of commercial premises, a supermarket and residential apartments above three levels of basement parking with associated landscaping at 495 Fourth Avenue, Austral. The residential flat building comprises of 174 apartments: 26 x one bedroom, 113 x 2 bedroom and 35 x three bedroom – 18 of which are adaptable. The application is identified as an Integrated Development under Section 91 of the Environmental Planning and Assessment Act 1979 and requires approval from the NSW Rural Fire Service under Section 100B of the Rural Fires Act 1997. Liverpool City Council is the consent authority and the Sydney Western City Planning Panel has the function of determining the application
