The Development Application is for Stage 1 of a Concept Masterplan to construct two seven-storey residential flat buildings comprising a total of 121 apartments (30 x One Bedroom, 79 x Two Bedroom, 10 x Three Bedroom and 2 x Four Bedroom), landscaping, subdivision and car parking for 260 vehicles over three levels of basement car park.
The application is accompanied by a request to vary development standards pursuant to Clause 4.6 of The Hills Local Environmental Plan 2012 (LEP). Clause 4.3 of the LEP prescribes a maximum building height limit of 21 and 27 metres for the site. The proposed buildings will have a maximum height of 26.1 metres and 27.5 metres. Clause 7.11 of the LEP specifies a mix of apartment typologies for the subject site. The proposed development will not comply with the mix of apartment typologies.
The application is classified as 'Nominated Integrated Development' pursuant to Clause 91 of the Environmental Planning and Assessment Act 1979 and Clause 5(1b) of the Environmental Planning and Assessment Regulations 2000, requiring referral to the NSW Office of Water for concurrence.
The Development Application will be reported to the NSW Government’s Sydney West Central Planning Panel as the determining authority.
