I am particularly disturbed by the projected view of the new building from Old Parliament House (P12 IMG_9311 c.jpg in the Visual Impact Assessment). With its height as currently proposed, the angle of elevation would exceed that of the existing tower at 6&8 Parramatta Square, when viewed from Old Government House, and would thus create an impression of towering over and "boxing in" this important historic building. It would create an unwelcome distraction from the natural setting and cultural heritage of this iconic landmark, and would reduce the amenity - both of the building itself, and its surrounding parkland. With 30 floors, the new building would achieve an angle of elevation similar to the Jessie Street Centre, Skye by Crown and RISE. As such, it would blend in nicely with the existing skyline, and the visual impact would be far less intrusive.

1. The maximum LEP building height is RL211 however architectural drawings have shown the max building height including lift over run as RL222.630 which exceed the building height allowed.
2. We will be lodging scoping submission for another BTR with similar height, the current proposal for 33 Argyle street only allows for 9m side setbacks which should be 12m min. according to ADG requirements for building over nine storeys and above.

1) Traffic - it is narrow street and this will further increased traffic which lead to congestion especially during peak hours and close to westfield. As it is, there is already so much traffic in the area.
2) The high rise builing will block sunlight and impacting the quality of life for neighbouring residents. There are already so many high rise building in Parramatta which is becoming like candles everywhere.
3) Create a lot of noise and air pollution especially during the construction period.

We object to the proposed 62 floor development at 33 Argyle Street, Parramatta as it will block sunlight for 75 minutes each day as our unit is a north-facing ground floor unit. If the other 3 similar sites on Argyle Street are developed to the same height, this unit will lose sunlight for most of the day.
We purchased this unit because of its exposure to sunlight.

To offset the expected increase in precipitation expected from climate change, ideally the roof could also house vegetative cover, which also improves the efficiency of the panels by 20% on hot days (LendLease found this on top of Daramu House in Barangaroo via the UTS study).
We need to future proof our cities to adapt to future conditions.
