I believe 60 storeys is too high for the area. I believe as an owner of a unit in Parramatta there are already an over supply of units making the values depressed. To add a large amount of rental properties to the CBD is going to make it difficult for those who already have investment properties to be able to continually rent their properties. I believe the height of this building will shadow the surrounding buildings and stop light and air to these properties. There are many housing projects already started in NSW, some more than 2 years ago, where overseas companies have not completed. Many people have paid deposits and are now without a home or money. Why don’t you consider helping these people’s homes to be completed instead of allowing another overseas company to build more units.

I am very concerned about the height of the proposed new building at 33 Argyle Street, and I feel strongly that it should be limited to no more than 30 floors.
I am particularly disturbed by the projected view of the new building from Old Parliament House (P12 IMG_9311 c.jpg in the Visual Impact Assessment). With its height as currently proposed, the angle of elevation would exceed that of the existing tower at 6&8 Parramatta Square, when viewed from Old Government House, and would thus create an impression of towering over and "boxing in" this important historic building. It would create an unwelcome distraction from the natural setting and cultural heritage of this iconic landmark, and would reduce the amenity - both of the building itself, and its surrounding parkland. With 30 floors, the new building would achieve an angle of elevation similar to the Jessie Street Centre, Skye by Crown and RISE. As such, it would blend in nicely with the existing skyline, and the visual impact would be far less intrusive.

I as the adjoining neighbour at 27 Argyle street objecting the proposal on two grounds.
1. The maximum LEP building height is RL211 however architectural drawings have shown the max building height including lift over run as RL222.630 which exceed the building height allowed.
2. We will be lodging scoping submission for another BTR with similar height, the current proposal for 33 Argyle street only allows for 9m side setbacks which should be 12m min. according to ADG requirements for building over nine storeys and above.

I object to the project due to the following factors:
1) Traffic - it is narrow street and this will further increased traffic which lead to congestion especially during peak hours and close to westfield. As it is, there is already so much traffic in the area.
2) The high rise builing will block sunlight and impacting the quality of life for neighbouring residents. There are already so many high rise building in Parramatta which is becoming like candles everywhere.
3) Create a lot of noise and air pollution especially during the construction period.

My wife and I haved owned Unit 14, 27 Campbell Street Parramatta for 45 years.
We object to the proposed 62 floor development at 33 Argyle Street, Parramatta as it will block sunlight for 75 minutes each day as our unit is a north-facing ground floor unit. If the other 3 similar sites on Argyle Street are developed to the same height, this unit will lose sunlight for most of the day.
We purchased this unit because of its exposure to sunlight.

Information provided to our strata states the development is 60 Storeys. Unless you go looking the proposal shown on the major projects website says 62. Further more it fails to mention that the developer can go up to 80 storeys which would make it the tallest building in Parramatta according to wikipedia. This is misleading and deceptive conduct as defined by the dept of fair trading. This is important information that should have been included to strata and has failed to do. Further more with the developments of auto alley and the surrounding developments for Rosehill Race course will lead to lifestyle in the area being totally destroyed. Parking is also a major issue and the number of apartments for such a small block of land and parking spaces is still undetermined but I would assume would add substantial congestion in the area especially with the nearby shopping centre being so close. As such, the height, parking, misleading omissions especially around height information provided to strata's around the area and the increasing need to building higher and higher apartments by cramming in so many people means I can not support this development.

The traffic congestion around Parramatta is already very significant. It takes too much time for drivers to get into/leave Parramatta every day during peak hours. I cannot imagine how much more strain this project will put on the already very busy area - 60 stories of occupants need to enter/leave this area!!! This is definitely unfair to the residents here. Thank you.

Im concerned about the heat island effect of cities with increasing construction. Id like to request that the rooftop has solar panels to both absorb sunlight/heat, but also to reduce carbon emissions which further contribute to a warming planet.
To offset the expected increase in precipitation expected from climate change, ideally the roof could also house vegetative cover, which also improves the efficiency of the panels by 20% on hot days (LendLease found this on top of Daramu House in Barangaroo via the UTS study).
We need to future proof our cities to adapt to future conditions.
