We are residents living adjacent to the proposed site for the multi-level warehouse and distribution center at 200 Beech Road, Casula. We are writing to express our strong objections to the development proposal (SSD-64383959) on several grounds that directly impact the quality of life and environment of existing residents as below:
1. Excessive Building Height and Loss of Privacy:
The proposed building height of 22.5 meters is nearly double that of existing buildings in the vicinity, which will significantly overshadow neighboring residences, including ours. This height will not only block natural sunlight but will also lead to a loss of privacy, as the higher elevation may allow direct sightlines into our private properties.
2. Noise and Disturbance:
The operation of a distribution center implies frequent loading and unloading of goods. Trucks operating at a raised platform of approximately 10 meters, which is above the ground level of nearby houses, will create continuous noise pollution. Additionally, the proposed 24/7 operating hours will exacerbate this issue, causing significant disturbances during nighttime and early morning hours, contrary to our current peaceful residential environment.
Our rear fence is made of timber and could not withstand these additional vibrations due to sound and movements and not provide adequate privacy.
3. Traffic and Safety Concerns:
Increased truck traffic and the construction of two vehicular access ramps will lead to higher traffic volumes on Beech Road and adjacent streets. This increase in heavy vehicle traffic not only raises safety concerns for pedestrians and residents but also contributes to traffic congestion and associated pollution.
4. Environmental Impact:
The removal of 26 trees and the proposed soft landscaping do not adequately compensate for the green space and canopy cover loss. This environmental depletion directly affects local biodiversity and diminishes the aesthetic and ecological value of our neighborhood.
5. Lack of Direct Benefits to Local Residents:
The development primarily serves as a logistical hub with no direct amenities or services that benefit the local community. The absence of such benefits underscores the project's misalignment with the community's needs and interests.
6. Alternative Sites:
There are other potential locations within the state of Real Estate, possibly owned by the same or similar entities, that could accommodate such a large-scale industrial facility without adversely affecting residential communities. A reconsideration of alternative sites would demonstrate a commitment to sustainable development that respects community welfare and preferences.
Given these concerns, we urge the planning committee to reconsider the approval of this warehouse project at 200 Beech Road, Casula. It is crucial that development decisions prioritize the well-being and interests of the existing community.
