Dear Planners,
Having read the updated material, I believe that the modifications do not materially change the impact on my residence, being located next door, in 14 Hassall St. The offsets seem similar, and I note the space on the lower podium levels are cafes, gyms etc. which would add value to the local area. Also, I note the the building has considered reflectivity etc. which can be an issue also at night if the building is a bright colour (re: light pollution). I did not note any proposed illuminated signage on the building, but would prefer if buildings kept this omitted, or to an absolute Minimum. Bright white signs of other buildings impede into the evening aesthetic, for example, when sitting outside on a Balcony. I have slight reservations about traffic impacts, and I can see some attention has been paid to this. We have traffic congestion in this area (queuing) around school start and end times, which is expected, but needs to be considered. I would expect any school children attending the local schools to walk or ride a bicycle from this building. I will likely lose a bit of evening sunlight, but much is already lost due the the University Building, so I am hoping the offsets at the back of this building , and Hassall Street itself will allow a little evening sunlight to remain. I think the reductions of balconies facing our Building is an improvement, with respect of privacy, therefore this is welcome, even as a by-product of your design intent. The connection to country is also a welcome inclusion.
Overall, it appears to be a well thought out proposal, with changes that do not add any negative impacts as best as I can see, to our residence.
