Modification 1 Design Amendments

This site is not within the Sydney Metro City and Southwest corridor
pursuant to the State Environmental Planning Policy (Infrastructure)
2007 (ISEPP). Accordingly Sydney Metro has no comments.

If applicable, Sydney Trains or Transport for NSW will respond
separately.

Due to the proximity of the proposed development to Sydney Water assets,
we recommend that Council imposing the following conditions of
consent:

Building Plan Approval
The approved plans must be submitted to the Sydney Water Tap in™
online service to determine whether the development will affect any
Sydney Water sewer or water main, stormwater drains and/or easement,
and if further requirements need to be met.

The Sydney Water Tap in™ online self-service replaces our Quick Check
Agents as of 30 November 2015.

The Tap in™ service provides 24/7 access to a range of services,
including:
* building plan approvals
* connection and disconnection approvals
* diagrams
* trade waste approvals
* pressure information
* water meter installations
* pressure boosting and pump approvals
* changes to an existing service or asset, e.g. relocating or moving
an asset.

Thank you for referring the two modifications of consent for
D/2016/1529/C and D/2015/882/E- Site: 1 Alfred Street , SYDNEY NSW
2000 on the 15/2/19.

The Heritage Division, (as delegate to the Heritage Council) provided
comments for SSD 8111 due to the impact of the proposed works within
the curtilage of the Tank Stream - SHR No. 00636, however the
modifications described in Council's referral letters (see below), and
the amended plans provided do not indicate that there will be any
additional impact as they do not alter the footprint of the proposed
development and therefore do not modify the impact within the 3 metre
curtilage of the SHR item.

D/2016/1529/C - Proposed changes include 2 additional hotel room
levels, revised internal layouts to basement, retail and upper level
bar, external facade changes and modification of various conditions of
consent.

D/2015/882/E - Main changes include a reduction of apartments from 190
to 165, redistribution of gross floor area, changes to provision of
residential amenities, reconfigure lobby layout, consolidation of
ground level retail towards George Street, and minor external facade
changes.

Therefore the Heritage Division has no further comments relating to
these matters.
