Traffic is horrendous as it is presently. Unless there is a widening of Cooper St to mitigate the extra traffic it will become unbearable with the proposed amount of extra vehicles entering/exiting.
Proposed height of the development will dwarf existing residences looking down and into neighbouring units and look out of place.

I would like to object to this project. Cooper Street is a narrow road, and during peak hours, there is already significant traffic flowing through Parramatta Road (long queue). As owners at 1 Clarence Street, we find it difficult to cross from Cooper Street to Leicester Avenue due to the heavy traffic and no traffic light. This new project will make the situation worse and create a nightmare for residents in the area. The development includes 21 storeys and 213 car parking spaces. I believe the number of levels and parking spaces is excessive, considering the size of the land. It appears that the developer is primarily focused on maximising profit without giving sufficient consideration to the surrounding environment. I really appreciate your kind consideration. Thank you.

I support the project, I believe it will significantly increase housing affordability and availability in the area.
I would like to see the number of storeys, units and car spaces significantly increased. I also wish to see housing set aside for essential workers like teachers, nurses and police etc

We live across the road at 1-3 Clarence Street. Our building consists of 3, 10 story towers. The proposed new development is being built at 21 floors. This will make the new building completely tower over our building being visually ugly and dis proportionally high for the area. I am concerned about over shadowing.
Secondly, the proposal seems to allow barely for 1 car per apartment. This is far from adequate. I suggest that a car park be provided for each bedroom built in the building. This might require the number of apartments being reduced which would be a far better outcome in my opinion (see point above).
Street parking is already at a premium and traffic jams due to residents and visitors entering and exiting our property and the surrounding apartments is a regular occurrence.
Providing for off street parking one for every bedroom will go some way to ensuring that parking is provided for the residents and that they will not further burden the streets.
No consideration seems to have been allowed for visitors to the new development. Where do they park? Adequate visitor parking would need to be provided in addition to the residents parking of one per bedroom. I would suggest that say 1 visitor for every 4 units might be adequate but im sire the floor space ratio by council would consider this.
In any case, visitor traffic especially around the holiday period and the additional need for tradesmen to attend the site for maintenance etc would further impact the situation.
Thirdly, we waited for a very long time while the M4 tunnel was completed for the Cooper street and Clarence Streets to be resealed. What guarantees do we have that the truck movements required for this development being built will ensure that the road does not get damaged? And if it does who will bare the costs of reinstating it?
The proposal is for the excavating of a very deep hole (7 levels) plus trucks to fill it in with cement and then the tradesman's movements while they build the building will cause unplanned additional wear and possibly damage to the roads.
I suggest that the development be built in stages so that the trucks and tradesmen can park off Cooper street and not further impact the existing residents who use the streets.
Additionally, and perhaps off topic, Cooper street is used as a short cut by motorists trying to avoid the lights on Lester street.
The lines of cars backed up on Cooper street can cause sometimes a 30 minute delay in our being able to enter Clarence street.
