I object to the development on the following grounds:
1) The site is already zoned for high-rise residential use, the current planning controls limit the height to 20 storeys. The developer’s request to double this to 40 storeys represents a significant departure from the existing strategic planning framework and will have consequences for neighbouring properties and the surrounding community. This excessive height will result in significant overshadowing of neighbouring homes and private open spaces. We purchased an apartment in Reve with the aim of having district views, which will be signifyingly impacted by this building
2) The Height of the development is out of keeping with existing development in the area. There are already 4 apartment building along Pennant st that are 20 stories high. This development will be double the height of any existing apartment building.
3) There is already a plan to develop the area bounded by Old Castle Hill Road and Garthowen cres, next to the Grand Reve apartments, consisting of 4 towers of 18-24 stories including a hotel with parking for 400-500 cars.
4) These developments will both be feeding cars into Garthowen with this development having 387 car parking spaces. So an extra 900 cars going out into Garthowen cres (Garthowen Crescent has a finite traffic capacity), which then feeds into Old Castle Hill. Old Castle Hill road also needs to serve the Top Place apartment residents. These suburban streets were never designed to cater for high density dwellings of this scale, since they were built when houses were mostly single story. Yet I have not seen plans to mitigate what will most certainly become a bottle neck on Garthowen and onto Old Castle Hill road. This WILL BE a road safety issue as the roads around Castle Towers are already choked.
5) The traffic and overshadowing concerns are fundamental issues that would severely compromise the safety, amenity, and liveability of Garthowen Crescent and the surrounding area.
6) If the construction of this mixed use development occurs at the same time as the development of 4 towers between Grand Reve and Old Castle Hill Road, the traffic chaos caused by the construction vehicles will be untenable for the movement of residents in and out of Grand Reve. The noise levels generated by the multiple constructions will also have a major adverse impact over an extended period (2+ years) for all residents.

SSD-85238209 16-20 Old Castle Hill Road 40-storey building with 371 dwellings. I object to the project due to resulting traffic congestion in Garthowen Crescent which is a narrow u-shaped road. The project has traffic exiting into Garthowen Cres which exits onto Old Castle Hill Road. We already have traffic congestion on Old Castle Hill Road during peak hours due to Dural residents using this street as a by-pass. Whilst a round-about will be built at the top of Garthowen Cres/Old Castle Hill Road, it will not fix the situation as traffic will be entering this road from Toplace (900 apartments) and the new DA 366/2025/JP with 264 units and a hotel. Garthowen will become a parking lot during peak hours. I ask the Department of Planning to exercise some common sense and restrict the height of this project.
