As a local resident, I have serious concerns regarding the scale and impacts of this development.
Firstly, the proposed density and building scale raise concerns in relation to infrastructure capacity and the ability of the surrounding area to accommodate increased demand. The development is likely to place additional strain on local roads, services, and public amenities. All buses returning from the CBD do not stop in Castlecrag at all and go through to Chatswood, which would mean the public transport system would not support an increase in travelers, forcing more cars on the road.
Secondly, traffic and parking impacts have not been adequately addressed. Edinburgh Road and surrounding streets already experience congestion, and an increase in commercial and residential activity will likely exacerbate traffic flow issues, reduce on street parking availability, and create safety concerns for pedestrians.
Additionally, there are concerns regarding environmental impacts, increased stormwater runoff, and disruption to local wildlife.
Noise, privacy, and overshadowing are also significant concerns. A mixed use development may introduce extended hours of operation, increased noise levels, and reduced privacy for neighbouring properties, all of which will negatively affect residents’ amenity.
If the goal is affordable housing, this project will not be it. There will be units sold at a price of $10m. This project will create long lasting damage to the area, create a catastrophic infrastructure disturbance and needs to urgently be scaled down to something that the area can support. This is not about no project but about a reasonable sized project.

To whom it may concern,
I am writing to raise my objection to the proposal for a 12 storey twin-tower development at 100 Edinburgh Road Castlecrag. This development is triple the size of the one approved by Willoughby Council for this site in December 2024. In terms of scale, it is completely out of place with this area; one would have to go to Chatswood, Crows Nest, St Leonards or North Sydney (all of which have rail and/or metro stations) to find anything of this scale. This proposed development will place a significant burden on the local community in terms of traffic flows (there is basically one road in/out of what is a peninsular), public transport (there is no local train or metro station) and also on the internationally recognised heritage values (Walter Burley Griffin) of this suburb. This huge development in no way will address the important issue of affordable housing in NSW, as these are being advertised luxury apartments likely to be $3M plus each. Hence, it is a misuse of the SSD process to overturn the community wishes and council support for the development that is already approved. A development aligned with that approved by Council in 2024 has strong community support.
I urge you to consider these issues to reject this proposal by Conquest and permit construction of the original approved development.

The decision to allow an 11 storey residential building on this site is not only not in keeping with Castlecrag's design and aesthetic, the amount of people then using the east side of Edinburgh Rd will make it almost unliveable.
There will be too many new residents making parking on the street virtually impossible and the already lengthy and unacceptable wait times to get through the traffic lights, a living hell. There seems to be no consideration on how residents in the new building will be able to leave and exit without causing complete chaos.
In short.
Too many new residents for existing road and traffic infrastructure -- causing chaos at the exiting and entering East Edinburgh Rd --- especially at peak times.

The project, as amended from the previous project, does not comply with the fundamental requirement of public transport.
The documents provided in the application contain false information regarding public transport as follows:
“Public transport - The site is readily accessible to train stations via frequent bus
services. The nearest bus stop is located immediately north of
the site on Edinburgh Road.”
The site is very clearly not readily accessible to train stations as current buses are infrequent and/or full and unable to pick up more passengers by the time they arrive at Castlecrag.
The walk to the train stations is prohibitively long for most residents.
With the added population this project will bring to the area bus wait times will expand to the point of impossible usage.
Increased traffic will also further impact the ability to have effective public transport and general road conditions will deteriorate even further.
The project as proposed by the developer contains various errors in relation to its assessment of the impact of the project on the immediate area and must be scaled back to a proportional development in line with the original approved project.
When consideration is taken of the conservation categorisation of the suburb as well as the clear inappropriateness of the scale and bulk of the proposed project, in line with the clearly false representations of public transport provided in the area this project must be refused and rescaled to appropriate levels.

I would like to voice my support for the redevelopment of 100 Edinburgh Road. In its current form, the site offers little in terms of pedestrian engagement or activity. The project will RUIN the Burley Griffin established heritage of Castlecrag. Having enjoyed the Burley Griffin heritage living in Castlecrag for the last 50 years, we must not let it be destroyed. A five story development should be the Maximum height for that site: 100 Edinburgh Road Castlecrag NSW2068.

Dont listen to the very noisy NIMBYs in Castlecrag - almost NONE of which will be impacted by this development anyway. They are embarrased at shooting themselves in the foot by opposing the earlier proposal, and now feel the need to oppose everything. They're mostly in the 60-90 yoa bracket (so am I incidentally) and have too much time on their hands. They never articulate WHY they are against the development - they just create an environment of "we will fight" and apparently that creates a swell of emotion in Crag residents.
We need our community hub to be built. It has been too long (4 years?) since we've had NO LOCAL SHOPS. My father visiting here from the UK at 89yoa has to walk to Harris Farm for groceries. The reality is it will look and feel modern, it will create a community feel and once again in our area.
