I object to the proposal in its present state. The 32 storey building is too high in this area. the two building will also create a major shadow , especially in winter onto existing residences and along Lavender St and Alfred St S.

I write in support of the proposed redevelopment.
The existing buildings on the site have reached the end of their useful life and are in clear need of renewal. This proposal presents an opportunity to revitalise an underutilised site and contribute positively to the ongoing improvement of the local area.
The architectural design is thoughtful and well considered. It complements the existing skyline and built form of North Sydney and Milsons Point while maintaining a respectful relationship with the surrounding precinct. Rather than dominating the area, the development integrates naturally into the established high-rise corridor extending from Milsons Point towards North Sydney.
I am particularly supportive of the quality amenities proposed for residents, including the pool, gymnasium, wellness facilities, communal spaces, bicycle parking and visitor parking. The inclusion of landscaped public spaces, a pocket park and covered pedestrian walkways will also provide benefits to the wider community and improve accessibility and safety within the precinct.
Importantly, the proposal delivers a mix of housing, including affordable housing integrated throughout the development rather than separated from other residences. This creates a more inclusive community and ensures quality housing opportunities for a broader range of people.
The site occupies a prime location with excellent access to public transport, employment centres, shops and services. At present, a relatively small number of residents occupy a large and strategically located parcel of land. This redevelopment represents a sensible and responsible use of valuable urban land and will contribute to meeting the significant housing needs of Sydney and North Sydney.
As governments at all levels continue to highlight the importance of increasing housing supply, developments such as this play an important role in delivering well-located homes close to jobs, transport and community infrastructure.
Overall, I believe this proposal will provide substantial benefits through urban renewal, increased housing supply, improved public amenities and high-quality architectural design. I respectfully request that the application be supported.

As a resident of North Sydney Council, I am concerned that this development will further cause traffic congestion for cars, bikes and pedestrians around Middlemiss, Lavender and Alfred Streets.
The development will worsen the already inadequate off-street parking for residents in the area.
I am not convinced that the water and sewerage infrastructure in the area can cope with this increased development.

The proposal doesn't pass the "pub test." It reflects badly on a Labor government that they could even consider knocking down affordable housing in order to provide around a third of the number of "affordable" dwellings.
It would seem that the developers are making an ambit claim which should not be allowed to happen.
The scale of the development is out of keeping with the conservation and heritage nature of the neighborhood. Even land-poor Singapore successfully manages to mix original housing among reasonable size tower blocks. Any development in that area should be up to 100% social and no higher that 5-6 stories. The number of car parking spots should be limited to a small amount of visitor's spaces in order to alleviate the chronic congestion in the area. If there are any more cars allowed in the area the traffic jam especially on market days will extend on to the harbour bridge.

Traffic issue. Congestion already exists at the intersection of Alfred St,Lavender St,Middlemiss St exit lane from Harbour bridge, including the new cycle pathway. Now with an extra 175 vehicles from the development.
Height of the Towers. The adjacent towers across the street in Lavender St are only 20 floors height having these new heights will ruin the aesthetics of the area let alone the massive shadowing effect on the local residents.
Social Housing. unbelievable from 35 units to 7 units ,this is not helping the housing issue.
Also the cost of the new units will be out of reach to the average person again not helping the housing crises.
If a development is required at least keep to the height of the existing buildings in the area.

As a resident of the area, living on Lavender Street I formally object to this project as it fails in the objectives laid down in the detail proposal as follows:
1) The project will be catastrophic for the residents’ amenity for the length of the project destroying quality of life for the area in perpetuity.
2) The project claims to offer housing for middle to low income families by giving 3% of the building to these desperate people, while the remaining 97% will target those who can afford the one to ten million dollars, I estimate will cost to purchase the proposed apartments. Who is truly going to benefit from this development?
3) The height and style of the buildings will be catastrophic for the current heritage character of the area .
4) An eventual build height of 32 stories will stand out like a wart on the surrounding area, being 13 stories above any other building in the area. Why?
5) Accessibility through the already compromised roads of Lavender and Middlemiss will be reduced to a trickle and access from the Harbour Bridge will cause issues with North flowing traffic trying to exit Sydney.
6) The height of the building will irrevocably produce widespread overshadowing for the current residents and parks.
7) You are bringing the ugly side of city living to Milsons Point and your efforts to add green space through “pocket parks” is a pathetic token gesture. Let’s not have ugly New York brought to our shores by developers and politicians whose objectives must be questioned.
8) These buildings are, to say the least big, skinny and very ugly, falling into the hands of investors not families.
9) As residents we realise that there is a large political push to build at all costs, without concern to residents who will suffer from these large scale cash grabs. I suggest this project is down-scaled to suit the area …or is that not good politics or economics?

While the need for housing is acknowledged, the destruction of the existing 32 units of low cost housing on the site is proposed to be replaced by only 7 affordable units. This is indicative of developer greed, not the need for affordable housing.
The height and density of the proposed towers are incompatible with the Lavender Bay Conservation Area and a significant portion of Lavender Bay will experience wisdespread overshadowing owing to this proposed development. The towers will be very ugly and destroy the heritage character of the suburb.
With the new cycle pathway, high number of zebra crossings and roundabouts in the area, the development will worsen vehicular, pedestrian and bicycle congestion. This will create increased risk of accident. Increased vehicles will also worsen existing street parking options.
Please stop greedy developers ruining a lovely suburb. A much lower tower height and more affordable housing ratio would be the obvious and more acceptable solution.
