I’m a long term resident of Paddington. This is a disproportionately huge development relative to the street and surrounding buildings. Not only will the 4-level parking lot cause traffic chaos during construction with traffic being re diverted through to Glenmore Rd (are you aware there is an enormous 4 story car park being built just over the hill at Allianz?!) but current residents in studios at 160 Oxford St will also be displaced along with disruption to local businesses already struggling. Sure, the developer is proposing 10 2-3 bedroom affordable housing units, but guess what happens after 15 years? They’re off the hook and sell at market value, further enhancing the difficulty of affordable housing in this area. We need to take responsibility now to help support the future of our community.

Dear Assessment Officer,
I wish to express my support for the redevelopment proposed at 142–160 Oxford Street in Paddington.
One of the most effective ways to support sustainable urban development is to locate housing in areas that already have strong infrastructure and transport connections. Paddington is well positioned in this regard, offering residents easy access to buses, retail centres, employment opportunities and community facilities.
By providing additional housing in such a well-serviced location, the development encourages more people to live closer to the places they work and spend time. This can help reduce commuting distances and reliance on private vehicles.
The redevelopment also appears to improve the quality of the built environment. Replacing outdated buildings that detract from the heritage conservation area with a thoughtfully designed development will likely enhance the streetscape.
The affordable housing component is another particularly positive aspect of the proposal. Ensuring that a portion of new housing remains accessible to lower and moderate income households contributes to more inclusive communities.
Overall, the project appears to balance good design, sustainability and housing supply.
