I am the owner-occupier of 8 Shadforth Street, Paddington. I have lived here for twenty years. My home is a Victorian sandstone and convict-brick terrace, built between approximately 1886 and 1892, one of a row of terraces that have defined this small residential lane for nearly one hundred and forty years.
I am writing this objection as someone whose home, whose privacy and whose daily life are directly and profoundly affected by this proposal. The terrace at 6 Shadforth Street, the property immediately adjacent to mine, which shares my southern party wall, is proposed for demolition to make way for a double-width vehicle entry to four levels of underground car park. That is where this development will impact my life most immediately and most permanently. Shadforth Street is where my six nieces and nephews regularly visit, I have friends over for lunch and dinner, I chat with my neighbours. It is a quiet and lovely laneway street.
I object to SSD-97528708. My objection covers eight substantive grounds, each of which I explain in the attached letter. I have read the Environmental Impact Statement and as many of the supporting technical reports as I have been able to access.

Paddington Preservation – I object to the proposal for 160 Oxford street.
• Reference: SSD-97528708 Mixed use development with infill affordable housing - 160 Oxford Street, Paddington.
• My name is Alison Dodd, a resident of Paddington since 1997. We were attracted to the heritage listed area for its English style terraces & cottages, the green streets and parks. This all adds to the strong community feel of Paddington.
• The 14-storey tower with 4 level excavated carpark goes directly against the Heritage Conservation of the area. It will be an oversized blot on the Oxford street scape and stand in contrast to the historic low-rise cottages and houses in the area.
• The construction of such a large building will overshadow the area and create a loss of light and privacy for neighbours, with windows looking directly over & into their properties. It is completely incompatible with the historic context of Little Paddington Village.
• Approving such an over-scaled project will damage the public open space on Oxford Street and surrounding precincts.
• The bulk and size of the development will negatively impact the heritage significance of Victoria Barracks directly opposite.
• Paddington has small streets and the addition of 83 cars in the area will create added traffic congestion for residents and businesses in the area.
• Loss of affordable housing - 160 Oxford Street currently has 27 well maintained affordable studio apartments. These are used for workers in the area. The developer proposes to only provide 10 affordable apartments which is a net loss of 17 units. Thus, it does not warrant the 30% Affordable Housing Bonus that the developer is claiming.
• Construction will place the London Plane trees & Jacaranda trees on Oxford Street at risk. The heritage value of these trees needs to be considered for their historical, cultural, and environmental significance.

This is another overdevelopment project without any required increase in public amenity. There is no readily accessible mass transit station, nor are there any plans for one. (there should be to also serve the Stadium but successive NSW governments have failed to plan infrastructure properly for years)
The existing bus routes use already congested roads such that any more buses will merely further clog the roads. The 333 is already heavily or even overly used so more of these is not a sensible option or response. These bendy buses are dangerous for cyclists anyway so to increase their frequency would further compromise cyclists. The 333 also uses diesel fuel anyway so there would be air quality deterioration.
Furthermore in the absence of any greening plan, there will be significant heat island impacts raising ambient temperatures. For a disastrous example of micro climate impacts from too much concrete visit Green Square.
These will not offer affordable housing.
They will cast a significant shadow over existing and long established housing stock.
This is another example of the attempt to provide development profit and short term jobs at the expense of long term amenity.
