I wish to object to the above proposal on the following grounds:
I have viewed all buildings on the north side of William St between Forbes St and Kings Cross and there are none over the height of 8 storeys. The above proposal will more than double the height of buildings in this area. It is out of keeping with the streetscape and will totally dominate the surrounding area. It will also dominate the heritage buildings to the north, including 150 Forbes St Woolloomooloo, and will affect the light of apartments in this building.
There will be a massive increase in traffic in an area which is already struggling with the traffic especially during rush hour.
Parking is already at a premium during the day, and the proposal, despite the number of parking spaces being proposed as part of the development, will further exacerbate this problem.
The Horizon building to the south in Forbes Street creates a wind tunnel and it is highly probable that this will also be the case with the above proposal. This will have a further detrimental impact on the neighbouring buildings.
The height of the tallest building is predicated on affordable apartments being part of the proposal.
I would like to ask the NSW Planning Department what plans they have to ensure that ‘affordable’ housing is indeed affordable? And also what guarantees they have that it will remain ‘affordable’ and not be sold on, by the original purchaser, for a much higher price? One that is commensurate with the average price of non-‘affordable’ units in the building?

It is way too high and will make the wind tunnel in William street even worst then it is.
There is not the infrastructure for all the extra cars for the residents, it has already major traffic jams in that area.
The parking for the tradies working on the building will affect surrounding parking for years while the project is being built.

I object to this proposal in its current form due to the excessive height that will be very imposing to the surrounding environment.
The original design for this site that was submitted to the Central City Planning Committee (D/2022/139) and subsequently approved on 07/12/2023 consisted of a construction of three new buildings of 5, 6 and 10 storeys in height respectively.
The imposing nature of the new submission that is being made via the State Significant Development Application process far exceeds the current Woolloomooloo height restrictions. The proposed 18 Storeys is just too excessive and a comprise from the original approved application of 10 Storeys to 18 should be reach. The additional storeys that have been added will be very imposing to the existing terrace houses that this building will be overshadowing
The proposed construction does not take into consideration the noise impact of external balconies on the majority of the 227 apartments will have to the existing residents of the surrounding area as noise in the Woolloomooloo basin travels and will echo even further with this construction
I am deeply concerned the impact this excessive construction noise and vibration will have on the surrounding neighbourhood particularly on the Terraces within the conservation area.
I am also deeply disappointed that the building application does not include any indication that the building will be self-sustainable. There are no alternative energy source or any measures of this construction which go towards meeting the net zero targets set by the government.
Overall, I do not consider that the increased building envelope has taken into consideration the impact to current infrastructure and resources or the enmity and harmony of the existing residents of the area. The application should be amended to be more appealing to the existing surroundings of the conservation area of Woolloomooloo and to incorporate green energy solutions. Taking into consideration impact to the wellbeing of the current residents of the area.
