This will affect Paddington’s heritage and beauty. Paddington is known for its old buildings and history. This will also impact the parking, which is also very limited in Paddington. I’m 23 and in full support of affordable housing, but Paddington is not the place for it.

This project should be rejected.
The project is out of scale for the site and neighbourhood. It is far too large and bulky by at least six to eight storeys.
As a result, the building will cause unacceptable shadowing and detract considerably from the amenity of the neighbourhood.
Having read the documents, I was astounded to see that parking will be provided for more than 80 cars which would cause incredible traffic chaos in an area of Sydney which is already severely congested part of Paddington. Anyone who drives along Glenmore Road from Oxford Street will know how hazardous it is already. Why make it even more hazardous?
The building design does not sit well within the heritage area of Paddington, one of the city's jewels, because of its bulk.
Projects of this scale are far better suited to the areas along New South Head Road, closer to rail public transport and main traffic arteries and well away from heritage areas.
An over-riding concern is the knock-on or precedent effect were developments like this allowed. Paddington is a very unique and historic part of Sydney. It is an area which makes our city especially rich, in an architectural and cultural sense. It must be preserved.
By all means, the Government should be looking to increase dwellings but it owes a duty to do so in a sensitive way and not in a way that suits developers pursuing profit over good design and planning principles.

This development destroys affordable housing in favour of developer profits, does not fit with neighbourhood aesthetic and threatens historic area. Paddington needs more affordable public housing.

I'm writing to object for the following reasons

This isn’t just one building. It’s a precedent that will reshape Paddington forever.

What we stand to lose:

- Our community members, in 27 genuinely affordable studios that have been home to students, creatives and our essential workers including medical staff — all gone

- Our heritage streetscape and village — permanently altered

- Everyone’s access to Paddington and local businesses — years of construction chaos on tiny streets already struggling with traffic and then excavated garaging for another 83 cars!

And for what? A net loss of affordable housing, 8 net new dwellings, 10 storeys plus 4 levels of carpark, and 5 swimming pools — not meaningful new housing for our community, and not the type of housing our community needs.

The ‘Construction Traffic Management Plan’ for the massive development at 160 Oxford St will direct 20 trucks per day through the Intersection, along Glenmore Rd, Liverpool St, across Gipps St and onto Shadforth St.
This is despite:
Glenmore Rd being subject to a load limit for heavy vehicles of 3 tonnes;
The area being designated as a ‘high pedestrian activity’ zone;
The intersection of Shadforth St and Gipps St being signposted ‘Unsuitable for Large Vehicles’;
2 accidents involving ‘serious’ injuries occurring in the immediate area.

Please don't allow this project to move forward - thank you.

I am writing to state that I completely oppose the development lodged for 160 Oxford Street Paddington. I believe this development would contribute to the erosion of Paddington's wonderful heritage and charm, and will, courtesy of the 4 level carpark, encourage and accomodate heavy car traffic which takes away walkability + bikeability and for long-time locals. I also object to the precedent this project sets for similar developments to be made in future, further diminishing our neighbourhood's quality of living as time goes on. In particular, the height and scale of this tower threatens Paddington's classic low-rise streetscape, and despite claiming the "affordable housing bonus", this development will also result in a net loss of around 15 -17 of the 27 pre-existing affordable apartments on the site of 160 Oxford Street.
I hope my comment will help put a stop to this development and will discourage proposals for any similar developments in future.
