I am a permanent resident of Unit 908, 245 Merrylands Road, Merrylands, with a north-westerly apartment aspect, located on level 9 directly facing the proposed development site. I formally object to SSD-79844224 on three grounds:
1. View Loss — The proposed 37-storey tower will substantially or totally obstruct my current city skyline views. I request a detailed view loss analysis including photomontages taken from Level 9, 245 Merrylands Road.
2. Solar Access and Overshadowing — The building's massing will adversely impact afternoon solar access to north-west facing apartments at 245 Merrylands Road. I request supplementary overshadowing analysis specific to this property across multiple seasons, and confirmation of compliance with Cumberland DCP 2021.
3. Traffic and Congestion — Merrylands Road already operates at or near capacity. A 37-storey mixed-use development generating residential, commercial and retail traffic will worsen existing congestion. I request an independent peer review of the Traffic Impact Assessment, including cumulative impacts from other nearby developments.
I acknowledge the policy objective of affordable housing delivery but submission of this proposal does not displace the obligation to properly assess and mitigate amenity impacts on existing residents. I request that consent be refused or that the proposal be substantially redesigned, with independent peer reviews of view loss, overshadowing and traffic assessments required as a condition of any further consideration.

am writing to formally object to the proposed 37-storey mixed-use development at 215, 229–239 Pitt Street, Merrylands.
This proposal is completely out of touch with the reality of our already overcrowded suburb. Merrylands is struggling with congestion, overdevelopment, and strained infrastructure as it is. Adding a 37-level high-rise in the middle of this area is excessive, unnecessary, and frankly irresponsible.
Residents in this community did not sign up to live in the shadow of yet another towering building. Many people have invested significant money into their homes and apartments specifically for their views—views that this development will now destroy. This includes clear outlooks toward Sydney CBD and across Merrylands itself. Those views are not a luxury; they are part of what people paid for and should not be taken away for a project that offers little real benefit to the existing community.
The scale of this development is completely disproportionate to the surrounding area. It will:
• Block natural light and views from multiple angles
• Increase traffic and pressure on already inadequate infrastructure
• Further overcrowd an area that is already overpopulated
• Diminish the quality of life for current residents
There is no justification for a building of this height and density in this location. It does not reflect the needs or wishes of the people who actually live here.
This project feels like overdevelopment for the sake of profit, with no genuine consideration for the community impact. Residents are being ignored, and our concerns are being sidelined.
I strongly urge the Department to reject this proposal in its current form. Merrylands does not need another oversized, intrusive development that compromises the livability of the area. BUILD IT IN PARRAMATTA CBD IF YOU GUYS WANT A POINTLESS LUXURY SKY HIGH BUILDING, WE DONT WANT THIS

I am writing this to show my objections towards this project. I am a first home owner and since living in Merrylands, in my own home, I have seen a lot of crimes happening within the area to the point where it is getting scarier to get out from the house. My parcel has been stolen once from our locked apartment lobby, a lot of suspicious non-residents are gathering infront of our buildings every now and then, people trying to break in, almost everyday we can see people fighting on the street and occasional stabbing and robbery in the bright day light, and many more!!!!
This housing will only bring more problems for the current Merrylands resident, as if the crimes here are not enough already. I know many of my neighbours are objecting this project too. We just want to live peacefully in our own area and I think we would like housing like this to be reduced, not added.
Please help us in focusing on reducing the crimes in Merrylands instead of bringing more issues for the current residents as it wont look good on you guys and it will cause us the existing residents to suffer even more.

I am a new tenant in a neighbouring mixed-use residential development. It is a fantastic neighbourhood with easy access to public transport and a large shopping centre. While the development I am currently staying in is considered premium, I can see how the area could benefit from more affordable housing.

I object to the proposed 37‑storey mixed‑use development for the following reasons:
Scale & character: Height and bulk are incompatible with the surrounding low‑rise neighbourhood and will dominate the streetscape.
Overshadowing & daylight loss: Significant loss of sunlight to nearby homes, private open space and public areas at key times of year. In my unit I get only 2 hours of sunlight during early morning!
Privacy & amenity: Upper‑level apartments will directly overlook neighbouring properties, reducing privacy and residential amenity (noise, light spill).
Traffic, parking & infrastructure: The proposal will intensify traffic, worsen on‑street parking and overload local services (public transport, sewer, schools) without demonstrated upgrades. Finding parking on street is already impossible. No proper park for kids to play within a walking distance. We need more parks less traffic and safer environment for kids and families.
More childcares as this area reached the limits in ratios of new families and childcares. My toddler on a 6 months waiting time to secure a spot in childcare with open space not in apartments building.
Wind & public realm: Height and form will create wind tunnelling and poor pedestrian conditions at street level.
Insufficient impact assessment & mitigation: Exhibition materials lack adequate traffic, overshadowing, wind, acoustic and stormwater studies and enforceable mitigation measures. literally there is no proper study for Wind, shadows and traffic done by professionals.
Remedy sought: refuse in current form or require substantial reduction in height/massing, detailed independent technical studies, enforceable mitigation (parking/traffic management, infrastructure upgrades, privacy/sunlight protection), and meaningful community consultation.
