I oppose the proposed development and outline my reasons below.
The proposed development of up to 15 storeys does not comply with Lane Cove Council’s building and zoning controls, including a height limit of 21 metres (circa 6/7 storeys). The height and size of the proposed development of up to 51.5m will directly impact local residents living in Emerant Lane and the surrounding properties in the Burns Bay precinct by: blocking light, creating enormous shadows, creating potential wind tunnels and blocking views of the bay and woodland from the south - the light and southern balcony views are prominent features of the Emerant Lane development.
The height of the proposed development will also risk invasion of privacy of the neighbouring units, put pressure on the local infrastructure - the roads, traffic , parking and local services. The negative impact on the residents of such an imposing height and spread of the proposed development must be taken into consideration.
Alongside this sits the environmental impact of the development which will increase traffic and car management on the limited roads surrounding the site and could impede emergency vehicle access to the area. Water flow downhill to the bay, and the impact on the natural habitats of the many birds and animals living in the adjacent bushland are a cause for further concern.
My family live in Emerant Lane and so will be directly impacted by the proposed development. Especially my elderly mother who has restricted mobility and spends much of her time in her unit. The light and views from Emerant Lane are very important to her wellbeing and enjoyment of the unit - especially the views from the southern balcony - as they are to the rest of my family living there .
Additionally should this development be granted it will severely impact the views and light of all residents living in south facing apartments in Emerant Lane.
I am not against the residential development of the site, especially if it provides additional social housing but it must take into account the impact on surrounding properties and the environment as well as on the other residents living in the vicinity.
Unfortunately the proposed development does not meet this criteria . The over-scale size of this proposal conveys the lack of consideration given by the developers on the impact and presence such a large development will have on the existing residents of the area , new residents of 300 Burns Bay Rd and the local environment.

I strongly object to the proposed redevelopment at 300 Burns Bay Road because it is excessive in scale, incompatible with the established character of the area and likely to cause significant and unreasonable impacts on neighbouring properties and the wider community.
I am an owner within 300A, 300B and 300C Burns Bay Road, the residential complex located directly south of the subject site. Our complex contains 166 units across three buildings, made up of 90 units in 300A, 36 units in 300B and 40 units in 300C.
Our site already sits at a materially lower level than 300 Burns Bay Road, with the ground floor of the proposed development site sitting at approximately the same height as the second floor of 300A. In that context, the construction of a 15 storey building would have severe consequences for a large number of existing residents, including major loss of sunlight, reduced warmth in winter, diminished outlook, loss of privacy and a substantial decline in overall residential amenity.
The proposal would also intensify traffic and congestion in an area that is already under pressure, introduce excessive visual bulk and create an overbearing built form that is plainly out of keeping with the natural character of the locality, including the existing outlook from Burns Bay Reserve.

I believe the NSW Planning Commission is the right body to assess the developer's documents and studies, consider the department's expertise and consider public's submissions.
The extra time will be finite and well worth it.
I live in Emerant Lane the most affected existing building.
This precinct is zoned high density residential and is already pulling its weight contributing to residential targets. The apartment buildings are generally situated sympathetically to one another. This development, especially with the proposed SSD increased height will affect the connectedness of the precinct and decimate our building.

This area is already congested and the traffic and parking situation is already at its limits. Also there is not alotbofbpublic transport fornthis demand of apartments and the value of my property will be jeopardised by this new complex that will block views.

This is an objection letter against the development proposal for 300 Burns Bay Road, Lane Cove. The height is out of character with the rest of Lane Cove where most buildings are capped at 6 storeys. The valued atmosphere in Lane Cove is due to the fact that it is not high rise, unlike St Leonards or Chatswood, which have been built up and lost a sense of community.
The precinct around Hughes Park is already very dense, making traffic a significant problem. There are already traffic jams during peak hour traveling down Burns Bay Road towards the Gladesville Bridge in the evening. It is madness to further add to this problem.
It is deeply unfair that existing residents will lose the beautiful views from their own units. This decreases amenity, peace and well-being to the current Lane Cove residents.
There does not appear to be any offering to the local community in the proposed plans. Other developments of similar scale have offered a new library, or restaurants or public gardens. This proposal does not appear to "give back", in fact it will result is less green space available to the community.
This proposal is poorly conceived should be submitted to a review panel.
