I live in 300A Burns Bay Road unit. We, being close to the water have issues with mould and high humidity and a high rise blocking sunlight towering above these units will only make it worse. This will have serious health impact to existing residents.
Adding on to this issue is the traffic congestion around Burns Bay Road. During peak hours in the morning and evening, traffic block around Burns Bay Road (only exit for all these units and the additional units being planned) is terrible. This part of Lane Cove does not have the necessary infrastructure and facilities like parking or traffic management options to support additional residents, especially in such large numbers.
Building units without planning for other amenities and facilities will only make life harder for existing and new residents.
I am positive there are other places where the impact of adding such a big high rise residential building may not be this bad, and I really hope this project does not go ahead.
I think what could potentially come in this area is a commercial building with a few shops, if anything. Otherwise what will be left with is an endless problems and traffic block for not just residents, but for others using Burns Bay Road as a transit towards the city.

I reside in a neighbouring property to the proposed development. I object to the proposed development for the following reasons:
1. Excessive Height: the proposed towers are twice as tall as existing multi level developments in the area and the current 6 storey limit
2. Overcrowding: the proposed development will create a major density problem in an already heavily dense area
3. Traffic Congestion: the proposed development has 230 additional car spaces with no allowance for new roads to cater for these additional vehicles
4. Overshadowing: the height of the proposed towers will create overshadowing and loss of natural light to Burns Bay Reserve and surrounding properties
5. Noise and Environmental Concerns: a development of this size will create excessive noise and create negative environmental impacts that will be detrimental to the immediate community
5. Precinct impact: permanent loss of local character
6. Precedent: if approved, this development will set a precedent for approvals without Lane Cove Council approval

The proposed building is very close to the blocks of units where I live, and will shadow them. The proposal includes 15 storeys which is almost double that of the unit blocks where I live, and that of other neighouring blocks.
There will be over 200 units, and 300 car parks, and the building is adjacent to the entry to, and overlooking the neighbouring complexes, as on 290 to 302 Burns Bay Rd, and Waterview Drive, and this will cause a major traffic problem especially in peak hours. This traffic problem will affect not only the entrances to the immediate neighbouring unit block, but the whole of Burns Bay Rd, which is a major drive coming from near the Victoria Rd through to the roads leading to Epping Road. This will adversely impact on normal traffic but also the bus routes.
There will also be loss of privacy as the proposed new block will look over the unit of Building Towers, Parkway and Marina at 300ABC Burns Bay Rd.
The 300ABC complex and the neighbouring block of units in Waterview Drive have gardens and parks adjacent which provide a calming and attractive community location, which is one of the aspects of the Lane Cove community which in recent times has been identified as the best place in Australia to live. However this proposed 15 story block will demolish that community aspect and work against that recently recognised community advantage and atmosphere, and significantly reduce that recent recognition of the value of living in Lane Cove. This will have significant negatively impact on property values in this part of Lane Cove, including the blocks in 300ABC.

I would like to strongly oppose this development because of the following reason:
- Excessive height, The new towers will be twice as tall as the existing building buildings;
- Overcrowding, It’s already an extremely busy area with loads of apartments This will add 220 to it which makes it even harder on the traffic & community resources.
- Property value is going to be hit due to overcrowding- that everybody’s hard money and given the current terrible Cost of living- the resident here cannot afford to take any hit On their hard earned money and asset.
-The building is way too close to any other buildings surrounding it which means we will have much less green space around the area
-Construction noise noises and dust will be very bad for me personally because I have allergic reaction to dust easily and the excessive noise will trigger my already terrible ADHD. That was the reason why I chose to live on Waterview Drive for its tranquility.
Please could you help us oppose to this development? The neighbourhood really can’t afford to be hit by this development. Thank you very much for your support and contribution to the community!

As a local resident in the area I don’t believe the infrastructure would support such a large building with car congestion already an issue. Especially during peak hour at the interaction of burns bay road and Penrose between 3pm to 7pm. This would make this traffic ram significantly worse.
