Message
Due to the heavy traffic congestion on Burns Bay Road and Penrose Street Lane Cove I would like to see the the height of these buildings restricted to a maximum of 8 storeys high. There also needs to be parking spaces provided for residents and visitors. There also needs to be provision for tree planting and gardens around the buildings and the buildings itself needs to be well designed.

* Traffic and Safety: The local road network is already under pressure. Increased density will exacerbate congestion, reduce road safety, and create parking overflow.
* Fire Safety and Emergency Access: It is unclear whether emergency vehicle access and existing infrastructure can adequately support a development of this scale.
* Overdevelopment and Infrastructure Strain: The proposal represents overdevelopment of the site and will place unacceptable pressure on local schools, transport, and community services.
* Overshadowing and Privacy Loss: The building height and bulk will lead to loss of sunlight, reduced amenity, and overlooking of neighbouring properties.
* Incompatibility with Local Character: The scale and density are inconsistent with the established character of the neighbourhood.

The proposed high rise development is completely out of character with the surrounding residences and neighborhood. Importantly the addition of high density high rise accommodations will stretch the already overwhelmed local infrastructure, including shopping centre car parks, schools, public transport and community/sporting facilities.
Lane cove has been a leafy, quiet, low to medium density residential suburb for decades, and this project is completely at odds with this. It will directly detract from the character of the suburb and the value of the surrounding properties, while overwhelming the exisiting infrastructure which is already at breaking point.

I am concerned that a development of this scale will significantly increase traffic along our small shared road, particularly between our driveway, the roundabout, and the traffic lights on Burns Bay Road. This area is already under pressure, and additional vehicles will only worsen congestion and safety risks.
There is already a shortage of street parking in the area, and this development is likely to further reduce availability for residents and visitors.
The proposal also raises serious safety concerns for pedestrians, especially school children walking to and from school. Increased traffic and construction activity will create more dangerous conditions in what is currently a heavily used pedestrian route.
The building’s size and design will result in a loss of views and increased overshadowing for surrounding properties.
In addition, the proposed development is out of character with the existing neighbourhood and does not align with the current streetscape.
Overshadowing will also extend to nearby public spaces, including Hughes Park and Burns Bay Reserve, reducing sunlight and amenity in these community areas.
The development will lead to a loss of privacy for neighbouring properties due to its scale and proximity.
Finally, there are concerns about ongoing noise impacts from building services such as air conditioning units, plant equipment, and lifts.

It is with the STRONGEST argument I object to the proposals at 300 Burns Bay Road. This development with completely ruin what is left of the living area.
At the VERY least, this will remove any vistas or views from 292 and other buildings.
Traffic during constriction will be UNTENABLE. It is GROSSLY unsafe now, and this construction will only get significantly worse.
There is not enough off street parking and street parking as it is, this will only get worse.
THe images below are from one of the balconies at 292 - these views will be GONE and replaced with a building 10-15 metres AWAY!
For pedestrians and school children, the SIGNIFICANT increase in density and population in the vicinity will create significant danger.
This high rise is completely out of character for the area and will become an eyesore against the native greenery.
Nearby hughes park and Burns Bay reserve will be cast under shadows.
The building at 292 will be completely behind shadows.
