To whom it may concern,
I am writing to object to the proposed development at 159–167 Darley Street West, Mona Vale.
I grew up in Mona Vale and most of my family still lives here. Although I now live in a neighbouring suburb, Mona Vale is still where we do our shopping, attend medical appointments, and spend a lot of our time. My parents live locally and are a big part of our support network.
My daughter is starting school in Mona Vale this year, so school access and safety are very real concerns for our family.
I am not against development in general, but I am concerned about the size of this proposal and what it will mean for traffic and safety around the area, especially during school hours.
Traffic in Mona Vale is already very busy at school drop-off and pick-up times. Roads become congested and parking is limited. Adding a large development with long-term construction traffic and more vehicles will only make this worse.
We saw how disruptive construction was during the recent build in Bungan Street. Construction vehicles, noise, and traffic disruption affected the surrounding area and made school-time traffic more stressful and less safe. This new proposal is even larger, which raises concerns about how long construction will go on and how much disruption it will cause.
For parents with young children, safety around schools is not a small issue. Many children walk, ride bikes, or are being dropped off in already crowded streets. More trucks and congestion increase risk.
I also want to note the very short 14-day exhibition period, which fell during school holidays and included a public holiday. Many school families simply would not have had time to properly understand or respond to this proposal. I believe more parents would have made submissions if given a fair opportunity.
Mona Vale is a wonderful community for families, which is why many of us want to stay connected to it. Development should be planned in a way that supports safety and liveability, especially around schools.
For these reasons, I respectfully ask that this development not be approved in its current form.

I strongly object to the proposed project in Darley St Mona Vale, for a number of reasons.
- A number of residents in the street are older (including my 82 year old parents). They have paid a premium to down-size to an apartment in a quiet street, for their safety, well-being & to enjoy their later years. It is simply not fair to thrust such a development on their doorstep, more than doubling the residents in their cul de sac street, less than 2 years after purchasing their apartment.
- There is a natural water course located exactly where the apartments are being proposed - why would the government allow buildings to be built there, or allow for the natural water course to be diverted? The natural environment does not seem to be a consideration. There is a reason why there a not more buildings located there. Additionally, during heavy rains, the sewer smell in this location is overwhelming.
- I note the developer registered their company in 2024 - I am concerned this is another phoenix developer, who will liquidate the company when the project is completed, leaving the local area with poorly built apartments, & purchasers out of pocket - another Mascot Towers?
- A number of the documents in the submission provide inaccurate, or misleading information, including the shadowing documents, traffic management plans & public transport plans - providing the correct information would show a disruption to & deterioration of the lives of local residents.
- It just isn't right that the residents in this street have to be the 'guinea pigs' for the state government's new planning laws.
- As the proposal fails to meet the basic requirements of the local council, is the submission & anticipated approval subject to corrupt practices?
