Whilst accepting there is a need for increased housing the proposed development is NOT compostable with the Lavender Bay Conservation Area and will destroy the herirage character of Lavender Bay.

Housing:
The primary need is for more Social Housing. The proposed development is for the demolition of 32 low cost housing and the erection of ONLY 7 low cost housing but providing for 156 profitable units. In addition the residents of the 2adjacent social housing blocks will suffer severe loss of amenity.

Traffic/Access:
The dangerous vehicle,biciclette,pedestrian congestion currently on Lavender and Alfred Streets will be severly impacted.
No consideration has been given to the dangerous impact created by the proposed access at No66 to
The public usung the Public bus stop slightly east of No. 66. This is an essential stop for the residents in the area.
Even accepting the alleged10 to 20 trucks per Hour during constrction on Lavender Street this would be catastrophic having regard to the current seriously congested area.

Scale of the Development:
The height of the proposed development Excelsior the previous approved height by approximately 50%
And the impact of solar access, privacy and general amenity will be sifnidjcantly negaticely impacted by increase noise, loss of Sunlight and Wind tunnelling.

Although there is a dire need of housing in Sydney, I think the proposed project only benefit the developer but is objectionable for the reasons listed below:
• Height and density are incompatible with the proposed towers’ direct adjacency to the Lavender
Bay Conservation Area and will destroy heritage character of the area
• Scale will negatively impact the solar access, privacy and general amenity (including increased
noise, wind tunnels and loss of views) for nearby residents to unacceptable levels.
• A significant portion of Lavender Bay will experience widespread overshadowing.
• It will exacerbate the dangerous vehicular, pedestrian and bicycle traffic congestion currently
experienced on Middlemiss, Lavender and Alfred Streets.
• The development will worsen the already inadequate street-based car parking for residents,
visitors and contractors.
• The demolition of the existing low-cost housing (32 units) on the site far exceeds the developer’s
affordable housing apartment allocation (seven affordable units)

I understand we need more housing but this proposed development is way beyond what is reasonable due to the proposed height. I am particularly concerned with the following:
1) Due to the proposed height of the 2 towers of 32 and 23 storeys, there will be significant overshadowing of adjoining buildings. Apartments in Lavender Street (North, Blue and Latitude) currently enjoy the northerly sun in winter. The proposed development will block out the northerly sun and current residents will be left in the cold. All other adjoining buildings will also lose their privacy.
2) Both Cliff Street and Lavender Street become wind tunnels when there is a strong wind (southerly for Cliff Street and westerly and easterly for Lavender Street). The proposed developments will increase the strength and ferocity of these wind tunnels. This will cause a danger to pedestrians and possibly vehicles (falling tree branches and rubbish picked up by the wind).
3) There is already inadequate street parking in Milsons Point. With the proposed huge increase in the number of residents, street parking will almost become impossible for visitors, contractors and residents. Local small business is already losing business due to inadequate street parking by visitors/potential customers. We should be supporting small business - not putting them out of business by reducing street parking.
4). Increased traffic. Lavender Street and Alfred Street already struggles with traffic especially on weekends and when the Kirribilli markets are open. Additional traffic will cause these streets to become virtual car parks on weekends.
5) A more reasonable maximum height would be about 10 storeys.

I strongly object to this over development. Direct adjacency to lavender bay conservation area. Widespread overshadowing will have a major impact on our neighbourhood.

There already exists substantial overdevelopment of the Milsons Point peninsula. Traffic is often gridlocked, there are several private schools in the area where morning drop-offs cause traffic chaos. On weekends, it can take 30 minutes to travel 500m down Alfred Street. Traffic is often banked out onto the Warringah Freeway, this is very dangerous. Traffic often has to travel down the wrong side of the road, particularly when Kirribilli markets are on, which is practically every week.Please refer photos.

Infrastructure, schools, hospitals etc are not being expanded to accommodate and cater for these SSD's, I am absolutely opposed to this proposal.

I ACKNOWLEDGE the need for new housing and especially social/affordable housing.
MY CONCERNS ARE:
The buildings proposed negatively impact the environment of the area (lower lighting, increased wind events, increased traffic and congestion).
Affordable/social housing should be the focus of any development.
A lower development (max 5 storeys) with integrated green zones would fit the culture/environmental fit of Lavender Bay.

1. Local schools. my son who lives in my house has to send his son to high school in Manly because the local high schools are full. The public school availability is unable to come with further population growth.
2. Local traffic. There is currently a traffic jam every weekday morning on Lavender St. Our local streets can’t cope with the increase in traffic that the proposed new large developments will bring.
3. Parking. Street parking in our area is problematic now. This development will bring disastrous worsening.
4. Wind tunnel effect. Currently the 3 high rise buildings on Lavender St create significant wind tunnel effect. This must be worsened by another high rise on the opposite side of the street.
