Dear sir/madam
In my opinion, consent should be refused for the following reasons:
1. The development is an overdevelopment of the site with excessive height, bulk and scale
2. The development will result in a loss of low cost public housing of 32 units while providing only 7 affordable (but not low cost social housing) units. It results in the further displace of public housing tenants for the privileged and wealthly who will occupy expensive apartments.
3. The development will cause significant overshadowing impacts on adjacent properties and public open space areas to the south east, south west.
4 Significant adverse solar access to No 61 Lavender Bay
5 Lack of a podium and setback exacerbates impacts and creates potential for wind tunnel.
6 Height, bulk and scale is inappropriate for a site that adjoins the Lavender Bay Heritage Conservation Area. It fails to provide a transition and should be redesigned to more respectfully complement the heritage values of the conservation area.
7. Height, bulk and scale of the development overwhelms the adjacent units in the social housing complex adjoining the site whose residents will suffer significant loss of visual privacy and amenity.

I object to the proposed project in its current form. Any additional traffic from the proposed redevelopment entering Middlemiss St will put the lives of the over 1000 cyclists that use it at risk.

I strongly oppose the development of high rise apartment complex for the following reasons;
The side of the street is all low rise heritage terraced houses It will certainly not be in keeping with this. At the very least the proposed development should be subject to strict height restrictions to match existing dwellings on that side of street.
There is already limited parking in the street and surrounding streets. A new development of this scale will cause added pressure that the area just can’t handle.
Significant shading to buildings in its vicinity, destroying the streets appeal.
With more bikes now in the area because of new cycle way, there will be potentially higher risk of accidents with the increased traffic.
It’s just not the location for a high rise apartment complex that will potentially detract from the beautiful heritage aspect of that side of the street.

I object to the project in its present form and make the following comments (in no particular order of importance):
1. Lavender Street and Alfred Street South are already heavily congested thoroughfares and often gridlocked. This has recently been exacerbated by the introduction of the bicycle crossing on Alfred Street South. If the increase of 174 additional cars is approved, there will be a significant loss of amenity for existing and future residents of the area and traffic regularly at a standstill in lane one northbound on the Harbour Bridge approaching the Lavender Street/ Alfred Street South exit used by motorists travelling to McMahons Point, Lavender Bay, Milsons Point, Kirribilli, Neutral Bay, Cremorne and adjacent suburbs.
2. Accessing Lavender Street from Harbourview Crescent, particularly if turning right, is already dangerous due to Lavender Street parking spaces completely blocking vision of oncoming traffic. Greater traffic density is likely to worsen this situation.
3. The median unit price in Milsons Point is approximately $2.4m. The selling price of units in the proposed two towers is highly unlikely to be accessible to the majority of first-time home buyers.
4. Only 7 affordable units out of 163 new units is unacceptably low and should be set, at least, at the 32 social housing units being lost for the proposed development.
5. The proposed height of the 2 towers will result in excessive shadowing, loss of sunlight and loss of privacy and general amenity for nearby residents.

Concerns that come to mind, include:
- the developer refusing to engage with the community and not being able to answer some of the questions raised - eg why do the buildings need to be 30+ stories high, etc
- impact on sunlight and blockage of views from the Blue apartments
- inexperience of the developer and potential impact on noise and pollution from the construction - delays etc
- impact on the existing residents and community - traffic, more congested environment, depreciating the value of the property and quality of the area
Grateful if you can consider the concerns of nearby residents when assessing the development application.
