Proposal:
The Department of Planning, Housing and Infrastructure (the Department) has finalised the Bellambi Estate Rezoning Proposal (the proposal).
The Department publicly exhibited the proposal for 28 days from 13 February 2026 to 13 March 2026 and received 275 submissions. Feedback received during exhibition informed the finalisation of the proposal.
The proposal amends the Wollongong Local Environmental Plan 2009 to enable:
- up to 2,500 new social, affordable and private homes, with at least 30% dedicated to social housing
- increased maximum building heights between 3 and 6 storeys (12 and 22 metres)
- a new local centre and public plaza to service the community
- upgraded community and public open space facilities
- improved local streets, with upgraded walking and cycling connections
- a minimum tree canopy target of 30% across the rezoning area.
