The Department has finalised the Fitzwilliam Street Rezoning Proposal submitted under the State Significant Rezoning Policy that allows projects to be fast-tracked to deliver strategically important land for new housing and economic opportunities.

The Rezoning Proposal amended planning controls under the Parramatta Local Environmental Plan 2023 relating to 2 and 2R Fitzwilliam Street, Parramatta to facilitate mixed-use development with approximately 700 new homes including affordable housing, hotel and retail uses and improved public domain with a new through-site link.

A concurrent rezoning and a detailed State Significant Development (SSD) application (SSD-79791208) were lodged with the Department. The SSD application package and proposed changes to planning controls were on exhibition from Tuesday 26 August 2025 until Monday 22 September 2025.
