Mannix Parade Precinct, Warwick Farm

The Department of Planning, Housing and Infrastructure has finalised the Mannix Parade Precinct, Warwick Farm Rezoning Proposal lodged by Homes NSW under the accelerated rezoning pathway for social and affordable housing. The Department placed the proposal by Homes NSW on public exhibition between 19 November and 17 December 2025. 

The finalised rezoning amends the Liverpool Local Environmental Plan 2008 to support the renewal of approximately 3.2 hectares of land in the Mannix Parade Precinct, providing approximately 545 new houses, including 30 per cent social and affordable homes.  

The Mannix Parade Precinct is within walking distance of Warwick Farm Railway Station, Liverpool Hospital and a number of local schools. The precinct will also consist of new pedestrian and cycling connections alongside a new 2,500 square metre public park.
