WestConnex Dive Site, Annandale

The former WestConnex dive site at 160-186 Parramatta Road and 79-95 Pyrmont Bridge Road, Annandale was rezoned on 12 December 2025.

Landcom’s rezoning proposal for the site was exhibited for public feedback from 12 August to 8 September 2025.

Planning controls in the Inner West Local Environmental Plan 2022 have been amended to rezone the site from General Industrial (E4) to Mixed Use (MU1) and increase height and floor space to facilitate the development of a mixed-use precinct and a central plaza.

The site will include up to 580 homes, shops, commercial spaces, new pedestrian links between Parramatta Road and Pyrmont Bridge Road and a central public plaza.

A state significant development application for a build-to-rent development on the site that will deliver 220 homes for essential workers has also been approved.

Landcom has committed to provide affordable housing on the remaining lots based on feasibility.

Future development for individual lots on the site will be subject to development applications, which will be exhibited for public feedback.
