The NSW Government is taking action to increase the supply of low, medium and high-density housing to meet the needs of our growing and diverse populations now and in the future.
With Shellharbour expected to grow by almost 25,000 residents by 2041, we’re working proactively to deliver new homes and infrastructure to support the community as it grows.
The NSW Government has prepared a rezoning proposal for six key sites surrounding the future Shellharbour Hospital, which is currently under construction.
The proposal includes changes to land zoning, building heights, and densities to enable the delivery of new homes and jobs close to the new Shellharbour Hospital and Shellharbour Junction train station.
Key features of the rezoning proposal include:
- up to 1,700 new homes
- a new local centre next to the hospital to facilitate allied health services
- minimum 2% affordable housing requirement
- a site focused on aged care and seniors housing
- building heights between two and seven storeys
- floor space ratios up to 1.6:1.
A state-led approach to this rezoning proposal allows us to coordinate planning for the area and create an attractive and functional mixed-use precinct close to the future hospital.
