Message
Council is providing comment on the following modifications for the Oakdale Central Concept Plan and the State Significant Development (SSD) 6078 warehouse distribution centre at Oakdale Central, Horsley Park.
The SSD Modification application (MOD7) seeks approval to amend the Gross Floor Area (GFA), design and parking for warehouses on Lot 3A; increase the office GFA for Warehouse 2 and 3 on Lot 3C (500m2 to 550m2); and relocate the Warehouse 1 Dock Office on Lot 3C.
In response to MOD 7, Council raises no objection to the modification as proposed.
Specifically, it is noted that:
The proposed car parking provision for warehouses in the modification application comply with the required parking rates.
The traffic impact associated with the proposed modification will not have any adverse impacts on the surrounding road network.
No changes have been proposed to the type of vehicles servicing the development, service bay widths and clearance height for service vehicles.
The performance requirements of the BCA by either a deemed to satisfy or performance solution would apply to the development as well as being appropriately certified by an accredited Principal Certifying Authority.
