I am a strata owner of apartments at Peppers Salt, located directly opposite the proposed development. I have concerns that the character of the Salt area will be negatively impacted by the proposed five storey height including the 4 storeys of residential apartments.
Salt is a unique area for tourism. Guests at the current three resorts love the village feel and the relaxed, quiet stress-free vibe. It's why they choose to stay in the area. This would be removed by traffic, noise, additional traffic. The vibe of the area would be impacted. Guests choose to stay at the resort because it has village appeal, no high rise, traffic and noise. The Gold coast offers a
these things but we don't want the Salt precinct to be another high rise, busy area, nor do our guests!
Height restrictions
The height of the proposal exceeds local Tweed council limits of three storeys. This development will tower over the local precinct and the ambiance and the vibe will be negatively impacted. My understanding is that the developer is proposing to your State department that they will provide affordable housing which is the reason it is being overseen by NSW Planning. However, my understanding also is that the affordable housing is limited to two one-bedroom apartments the cost of which will exceed 1.1 million dollars. This is a joke.
This is a croc if it is perceived by NSW Planning to be affordable housing and two one-bedroom apartments in 4 levels of residential is hardly an equitable number and justifiable for the zoning and acceptance of 5 storeys for the development.
The height of 5 storeys needs to be revoked and replace with local council regulations of 3 storeys.
Traffic Concerns
The proposed development will attract increased traffic flow around the Salt precinct. The roads were not designed to handle huge volumes of traffic. The roads are narrow and there are already limited parking options. Traffic from residents, visitors and customers using the retail section will create congestion, noise, and the development has not taken this into account. The relaxed village feel with the many pedestrians using the area for recreational purposes such as walking, hospitality, retail, spa and gym - has no parking- fun run, salt beach, park, playground, bbqs, bike riding and other activities will be bombarded by a large volume of people using this development.
Parking concerns.
Hand in hand with the extra traffic are parking concerns. Limited parking in this area already exist in peak periods. Parking needs to be addressed.
Set a precedent
If approved a precedent will be set for other developments. The whole character of the local area will be destroyed. It is a no win for all parties.
NSW planning has a responsibility to plan effectively to meet the needs of current local community and those who spend time here both now and in the future. Solutions need to be found before this proposal is approved.

Fitch Partnership owns an apartment 3303 / 3304 at 9 Gunnamatta Ave, Kingscliff.
The major objections are
- changing the use from Tourist will affect the amenity for owners and guests at adjacent resorts.
- Not eneough parking - There is currently already not eneough parking in the Salt precinct. Changing the use so residents could have multiple cars plus visitors and the application does not even have eneough car spaces for 1 per lot. The retail area would also need so many more spaces , plus the 27 carparks for existing use at Salt
- Whilst developing further strain will be put on parking, noise pollution and dust and dirt from the development affecting our guests as well as our buildings
The major objections are

I support redevelopment in principle; however, I object to the proposed building height. Increasing the height from approximately 13.6 m (3 storeys) to 21 m (5 storeys) is inconsistent with the established low-rise planning intent of the Salt precinct.
For neighbouring properties, including our apartment, the additional two storeys will introduce visual dominance across the street and reduce outlook, natural light and privacy. The current streetscape maintains a consistent coastal scale, and this proposal represents an abrupt change in bulk and character.
Approval would also set an undesirable precedent for further height increases in the area.
I request the development be reduced to comply with existing height controls or redesigned to provide a scale transition consistent with surrounding buildings.

My husband and I purchased our home in Kingscliff over 10 years ago. We were taken by the low rise village feel of Salt Village. We are active in the area and use the infrastructure in the area daily. We are opposed to the development in its current form, specifically the proposed height of structures up to five stories. We would like to see a consistent height for the village. With the new development inline with current height restrictions of nearby properties, such as Peppers Resort, Bale Resort and Mantra Resort.
The area is currently a nesting area for endangered Stone Bush Curlews. I have seen a pair nesting in and around Salt Village every breeding season in the last 3 years, most recently on the Bell Boulevard development site. I am concerned about the impact on these beautiful endangered birds if the development goes ahead in its current proposed form as there will be an increase on demand for parking and traffic in and around the nesting sites of these birds.

As an owner of Lot 74, SP73905, Unit 3201/2 9 Gunnamatta Ave (Mantra@Salt), I have concerns that the height of the proposed development is much higher than all other buildings in the area and will set a precedence for this area that is not only not wanted, but will severely influence the character of the area in a negative way. Also have concerns about increased traffic and parking.

My objection is fairly simple. Developers know the current height limits that exist on the Tweed Coast. They exist for a reason. The residents of the Tweed coast do NOT want the area to become like the appalling Gold Coast. Yet developers push and push. Why? Because they know that every time an exception is made to increase height limits, then that new limit becomes the norm. Enough is never enough with these types of personalities. NO INCREASE IN BUILDING HEIGHTS ON THE TWEED COAST. There is plenty of spare land available.

The project in question exceeds acceptable height limits in this area. I am a property owner at SALT, MANTRA- it is my only property as I have to house-sit elsewhere to make ends meet as I am over 70 years old and rely on the income from my one bedroom disability bathroom unit, to make ends meet - I pay very high body corporate bills monthly - to be honest I cannot afford to live there I bought the property for my retirement eventually, now- having a 5 story building over the road which my unit looks out to this property in question will severely impact on my outlook and the noise of building will deter my holiday rentals to help me pay for the Body Corporate which the rentals barely cover, which means I will $truggle . I ask that we stick to the height limit currently in place and that we keep to Kingscliff avoiding becoming a high rise area - if we let this happen it will just end up like the Gold Coast going higher and higher and none of us that live here or propose to live here - and that is why we bought her -want to see that happen please ensure this development is restricted to the height level currently in place or if that is loose - I object to this project as 5 story building .
