My objection is based on the proposed height of the building . The local guidelines for this type of development are 3 storeys not 5 . If 5 are approved it will set a precedent for this area and beyond and impact on the delightful village character of Salt Village.

I object to this project (application SSD-83069459) primarily on the grounds of the height of the building & the resultant consequences.
There is no precedent for this proposed 5 storey development.
I reject the application for an excessive building height variation, 21m height, up from our agreed 13.6m.
If allowed, this height will create a precedent for our area which then cannot be reversed.
Our community has consistently insisted we are not the Gold Coast with its high density, high-rise landscape. We wish to retain the village character of our area, a major appeal that attracts people to live in our area. Similarly, our tourism is built on our low rise, relaxed way of life in this beautiful natural region.
Allowing this height will create a precedent for our area. There is a long history of our community rejecting and resisting variations to our agreed levels, the product of many public consultations and inclusion in our planning documents.
The Tweed Shire has plenty of, as yet undeveloped, housing areas approved for development. So we are not pushed for space for increase of population. When developed these new areas will merge the increased population evenly across our Shire - integration as planned, no need for increased height levels.

FORMAL SUBMISSION IN SUPPORT – STAGE 3 DEVELOPMENT, BELLS BOULEVARD, SALT VILLAGE (KINGSCLIFF)

I write to formally express my strong support for the proposed Stage 3 development at Bells Boulevard, Salt Village, Kingscliff.

The proposal represents a timely and appropriate progression for the Salt Village precinct. The area is well positioned to accommodate a vibrant, well-planned mixed-use development of this nature. The inclusion of a diverse range of housing typologies, including affordable housing options, is particularly commendable and responds directly to the growing need for varied and accessible housing within the Kingscliff community.

The proposed rezoning to MU1 Mixed Use is supported, as it enables a balanced and integrated outcome that combines residential, commercial and community-oriented uses within a cohesive planning framework. This zoning is consistent with the evolving character of the precinct and supports a sustainable, inclusive urban form.

The architectural response appears thoughtful and well resolved, demonstrating consideration of Kingscliff’s established coastal character. The stepping of building heights across the site is measured and respectful of the surrounding context, while still allowing the development to deliver meaningful community and economic benefits. In particular, the modest height increase proposed in the northern portion of the site is supported, as it facilitates improved design outcomes without compromising the broader character of the area.

The project will contribute positively to street activation along Bells Boulevard, supporting local employment and enhancing the vitality of Salt Village. The inclusion of a central courtyard and shared communal spaces is a strong feature of the proposal, encouraging social interaction, passive surveillance, and the creation of a genuine sense of place.

Overall, the Stage 3 proposal strikes an appropriate balance between progress and preservation. It reflects a development that has clearly been designed with community needs in mind, incorporating open space, active street frontages, and a mix of housing types that strengthen the social and economic fabric of Salt Village.

For these reasons, I respectfully request that Council give favourable consideration to the proposed development and associated MU1 rezoning.

Yet again we have a developer slipping past our Council's locality plans to build something that is completely at odds with the surrounding environment. I object to the proposal on the following grounds.
HEIGHT
If a five storey building is permitted to go ahead, it will set a precedent that will eventually fundamentally change the Kingscliff and Casuarina area into yet another bland highrise coastal strip, totally devoid of local character. It is a death by a thousand cuts. The 13.6 metre building height has been enshrined in our local council's development rules, and the local population has fought hard to make sure it is not eroded. The height limit is there for a reason: the very nature of this area serves as a welcome reprieve from the high rise of the Gold Coast, and Coolangatta-Tweed Heads. The resorts in South Kingscliff were developed in an environmentally sensitive way, and sit at three storeys. There is no good reason to permit the building of a five storey tower, particularly when it is at odds with everything else in the area. The maximum of 13.6 metres allows four storeys and this should be enough for the developer.
I am disappointed with the reporting of Support in the community engagement document. Yes, there were quite a few (16) who "somewhat support" the development...what that hides is that many of these people support the overall concept...but thought that the building should sit within the council height limits. this is at best disengenuous, and at worst, outright deceptive.

ACCOMMODATION TYPE
We need more accommodation, but the shire has adequately planned for this with the Cobaki and Kings Forest developments, so, as these come on line, there will be ample housing to cope with population growth. What we DO need right now is permanent affordable housing so that our Baristas, Shop workers, hospitality staff, nurses and other essential workers can afford to live near to where they work. The provision of just two affordable dwellings in this complex does almost nothing to address this very real need. In fact, there is a very real possibility that many apartments in this building will largely wind up as short term holiday lets, which will do absolutely nothing for the local area..we already have too many of these, and the pressure that this puts on availability of long term rentals is devastating. I would suggest that there needs to be some sort of cast iron rule in the body corporate document forbidding such use.
In summary, I would be supportive of the development if it fitted within the 13.6 metre height limit, if short term holiday letting was not permitted, and if more of the development was designed as affordable, rather than luxury housing. In its current form, it will do nothing to enhance the local area, and will in fact lead to the destruction of the character of the township in years to come.
