I am a local resident and strongly object to the proposal on the grounds of car parking spaces, environmental concerns, sewerage management infrastructure, and excessive height and bulk. Further details are outlined in the attached letter.

The community has fought long and hard for building height limits that maintain the amenity and social value of the beautiful place we live. This is not the Gold Coast and very few, if any, of the people who live here want to live somewhere with tall buildings and the feel and atmosphere of such a location.
What is stopping this development from being built somewhere like Kings Forest? Here it could achieve all the same objectives but on a larger parcel of land and within existing height limits.
It does not pass the pub test that a development like this can sidestep local planning requirements. The negative impacts of such a development do not provide significant enough community and state benefits like a hospital or school would. In short, this development does not satisfy the intent of the State Significant Development legislation. The only realistic criteria that this development achieves is its capital cost.
In addition, the one of the goals of the State Significant Development legislation is to improve tourism - developments like this will gradually erode tourism in this area. It is the relaxed, low height, village feel of this area that tourists come in their droves to enjoy year around.
This development has insufficient parking that will force more cars onto our streets and reduce safety for pedestrians and children that thrive in this community.
The increased height will increase shading particularly during winter periods. Its height relative to neighbouring structures will funnel and channel winds, particularly during storm events. A uniquely high building such as this (compared to the adjacent landscape) will be subject to increased risk of damage during high wind storm events. This in turn increases the risk of damage to adjacent structures and over time will drive up insurance costs for all in the area. Costs which are currently extortionate.
Something that is harder to quantify or put into words is the impact that a development of this height will have on the feel and atmosphere of the area. Large developers and real estate agents are the only people in our community that will welcome a development like this. This is not what attracted the 10,000 odd people who currently live in the area.

I am a regular long time visitor to Kingscliff as a holiday destination and to see friends and family there and in that region. I am disappointed, saddened and disgusted by the proposed development which will irretrievably change the charm and character of the area. It serves only the developers and will negatively impact the quality of life of local residents who chose to live there for its natural beauty and native wildlife. We don't need another Gold Coast (or Crim Coast as it is known). My and other peoples' plans to move there from Sydney and elsewhere will be seriously reviewed if this development goes ahead as it will be the beginning of the end of yet another unique Australian coastal gem. The eventual impact on tourism will also be negative as will effect on local property values.

Allowing this project to go 5 stories will open the gateway to all future developers to do the same.
This will not help the homeless, they could never hope or dream of affording to live here!
The local roads cannot handle the traffic we have now and the project will increase this tenfold. The parking whilst being built will become an issue and therefore will endanger students, children and adults who regularly ride and walk to the beach. Then there is the parking after it’s built and the problem of garbage trucks being able to enter the street if there are parked cars on the street. Streets which allow registered vehicles to be parked on legally.
The developers have made Kingscliff and surrounding suburbs into slum like locales.
Please do not allow this future slum building to go 5 stories.

We don't need a development like that here, there's height restrictions for a reason, the whole thing is way too overkill for the area. It's obvious the developers are way too keen to make a dollar and move on while posting pretty pictures on their social media, go check out their web page, just a big ego trip. Leave the hustle and bustle for the Gold Coast.

My husband and I had a farm and when he retired we chose to live on the coast near Kingscliff NSW because it had no highrise like the Gold Coast. it had a coastal/ rural atmosphere with a village like feel but with so many amenities. We were shocked to see that a developer has placed a proposal to raise the allowable height by 7.5 metrest
. We visit Mantra / Salt frequently and love the low key atmosphere. I must say though parking is difficult We do not agree with the proposal as we do not want to live in a Surfers Paradise setting. Our council has been rightfully strict about our building level restrictions and I can’t believe that a developer might be given permission to change the councils rules and regulations. Please please do not allow it as this would open the door for more and more developers coming in and doing the same. Thanks
